Most buyers assume that the agent they are working with is representing their best interests which is usually not the case. Most agents are representing the sellers interests unless they are working as a buyer agent. Another misconception that buyers have is that if they go directly to the Listing Agent they will get a better deal. This is not true. A listing agent represents the best interest of the seller and has a fiduciary obligation to them. When the Listing agent is representing the sellers best interest, how can they possibly represent yours? As an example, a house is listed for $500k, a buyer goes to the listing agent and says I want to buy this house, what should I offer? the Listing agents response, $500k, why? because of their fiduciary responsibility to get the seller the best price.
