🤔“Should I just wait?” It’s one of the most common questions right now.

My clients gave up their 2.75% interest rate.

If you bought or refinanced during the pandemic, you've heard it a thousand times: "Whatever you do, don't give up that 2-3% rate."

It's become the default advice, almost automatic at this point.

But here's what that advice assumes: that nothing in your life will change.

And we all know that's not how life works.

What actually happened: my clients weren't even looking to move. They had a 2.75% rate - the kind everyone says you should never walk away from.

But their life had evolved.

They needed:
- a fourth bedroom;
- a real home office;
- a backyard.

We found it.

Here's how the numbers played out:
- Found a property that had been sitting for 150+ days = leverage
- Negotiation is your representation
- Use some concessions to buy down the rate
- Appraisal - if it comes in above purcase price you have instant equity

SAVED: you can save thousands over the life of the loan

Yes, their monthly payment went up. But it's still very comfortable for them.

We looked at every scenario; ran all the numbers. We approached this decision strategically, not emotionally.

"Never give up your low rate" sounds like smart financial advice.

But it only looks at one side of the equation. It doesn't account for what you're giving up by staying exactly where you are, in a house that no longer fits.

The buyers who are winning right now? They're the ones asking better questions.

Remember this: "never give up your low rate" assumes your life never changes.

But it does.

Your kids grow up. Your career evolves. Your priorities shift.

And the home that worked perfectly 3 to 5years ago might be costing you more than any interest rate ever could - in space, in comfort, in the life you're trying to build.

The real question isn't whether you can afford to move. It's whether you can afford to stay stuck.
