Sometimes it’s the little things that make a home inspector’s day. 🏠🔍

After putting it off way too long, we finally installed the DECKED toolbox system in one of our Next Level Home Inspections trucks, and I can honestly say I wish we’d done it sooner.

Having all of our tools, equipment, and supplies organized, secure, and easy to access is a total game changer. No more digging through bins or searching for that one tool buried in the back of the truck. Everything has its place, which means we can focus on what matters most providing thorough, professional inspections for our clients.

As a small business owner, one of the hardest things to do is tell someone you don’t have immediate availability.

Today, I had to let a local real estate agent know that our schedule was completely booked and that our first available appointment wasn’t until next week. I always want to help when someone calls, so those conversations are never easy.

What I didn’t expect was the response:

“Happy you are busy.”

Followed by:

“It is a testament to how amazing you are. You deserve it.”

That message meant more than they probably realize.

Over the past several years, we’ve worked hard to build relationships throughout Southern Maryland and Anne Arundel County. We’ve focused on being thorough, honest, responsive, and treating every inspection as if it were for our own family.

To receive that kind of acknowledgment from a real estate professional who sees this industry every day is incredibly humbling.

🔨 Home Inspectors Don’t Know Anything… Right? 🤔

We hear it all the time:

“Home inspectors don’t know construction.”
“Home inspectors just nitpick.”
“Home inspectors don’t know what they’re looking at.”

Then we climb into an attic and find this.

📸 Manufacturer’s label:
“Drive nail through hole in metal bracket.”

Actual installation:
Screw installed through hole in metal bracket.

The instructions are literally right there. Not hidden in a manual. Not buried on page 47 of an engineering report. Right. There.

Now before the comments start with, “But screws are stronger than nails…”

Not in every application.

These attic ladder brackets are designed and tested with specific fasteners. Nails are better at handling shear loads the side-to-side forces created every time someone climbs up and down the ladder. Many common screws are more brittle and can snap under those loads, whereas nails are designed to bend and absorb stress.

When the manufacturer says use a nail, it’s because that’s what the product was engineered and tested with.

Manufacturers don’t print warning labels because they enjoy wasting ink. They print them because the safety and performance of the product depend on following the instructions.

Yet somehow, we’re the ones who “don’t know anything.”

And here’s the funny part…

When inspectors point out defects during an inspection, we’re often told:

“You’re being too picky.”
“You’re just nitpicking.”
“The contractor knows what he’s doing.”

But let a problem show up after closing and suddenly everyone asks:

“Did you get a home inspection? The inspector should have caught that.”

So which is it? 😆

Are we nitpicking, or should we have caught everything?

The reality is that home inspectors exist because mistakes, shortcuts, and poor workmanship happen every day. Sometimes the issues are complicated. Sometimes they’re as simple as reading the instructions that were literally attached to the product.

We are completely booked up for next week, and our remaining availability after that is:

✅ Monday the 8th
✅ Tuesday the 9th
✅ Wednesday the 10th

After those dates, our next available opening won't be until Tuesday the 16th.

As always, we recommend scheduling as early as possible, especially during this busy market. That said, don't hesitate to call, text, or email us even if we're showing as booked. We do occasionally get cancellations. They're rare, but they happen, and we may be able to fit you in sooner.

🚨 Attic goals right here! 🚨

This attic is a home inspector’s dream and honestly one of the cleanest, most well-done attics we’ve ever come across. From the fully sealed reflective insulation to the spotless decking and overall condition, this space is about as close to perfect as it gets.

Finding an attic like this is almost as exciting as discovering a fully encapsulated crawlspace… and that’s saying something! 👏

One thing that really stood out was seeing the insulation installed correctly. Notice this insulation is not paper-faced and left exposed which just proves it absolutely can be done the right way when quality and safety matter. Too often we see improper exposed faced insulation in attics and crawlspaces, so this was refreshing to see done professionally.

You can tell a lot about how a home has been cared for by the spaces most people never see. Proper insulation, cleanliness, moisture control, and attention to detail all matter and this attic checked every box.

Needless to say, this definitely warranted a big smile when I popped my head up there! 😄
