Aside from being a real estate agent, I am also a licensed Title Agent. I have been a Title Settlement Agent for about 15 years now.

Whether you are buying or refinancing you will need a title company to search your title and help clear any liens or judgements that may appear, and get you to the settlement table. You also want to protect yourself by purchasing an Owner’s Title Policy for anything that could become your financial responsibility from previous owners.

Rates have dipped a bit for mortgages. This is a good sign for home buyers, but also for those that purchased a home in the last two years. 2021 was an incredibly busy year. Interest rates dipped down some and several people refinanced for better rates. This is only one reason why folks tend to refinance. There are more.
-shorten their term
-take out equity for any number of reasons
-lower interest rate
-add/remove people from Deed or Loan (*you don’t need to refinance to just add or remove someone*)
