On today’s episode of Monday Mortgage with Morgan, we’re going to talk about some common myths sellers tend to believe🏡 I will explain why NOT to believe these myths and give some advice on the things YOU SHOULD DO AS A SELLER to ensure a quick sell of your home at the best value🎉
Myths:
1) If the first offer is good, that means my home is worth much more.
This is a common misconception among sellers. They get a great above asking offer from the get go and then they want to raise the price. Our market is HOT🔥 and we are in a sellers market, meaning buyers will over offer on a home due to the market having less homes than there are buyers. Buyers right now are offering over asking, paying closing, and are adding as few contingencies as possible so their offer is accepted. Most cases, a seller will have multiple offers and all above asking price. The home still has to appraise for the price of the offer so jacking the price up is not always going to ensure a closing for the transaction.
2) Sellers want to get pre approved after finding their next home and closing on their current home.
🤦🏼♀️ NO! The lender will add a stipulation about closing of your current home to the pre approval. This is common to get a pre approval while you currently have a mortgage so please do not stress. It’s important with our market trends and how quickly homes are flying off the market that you get established with a lender and retain your pre approval immediately. It’s not wise to go house shopping without knowing how much home you can buy. This also helps your realtor narrow down listings to show you. As a realtor, the pre approval is KEY when submitting an offer. This allows the seller and listing agent to see you are a serious buyer.
3) All realtors are the same and will get the same results.
This one right here🙄 I have always been the kind of person to give everything I have into something and a people pleaser. Not all realtors are the same… I make sure my clients know I am available 24/7, I ensure they understand what exactly my duties are to them, I go above and beyond, I strive to make each transaction EASY and NOT STRESSFUL, I want to handle negotiating, scheduling inspections and closing times, and at the end of each transaction I want my clients to feel like I’m their family.
