December stats are in! The most asked question an agent gets is “how’s the market?” Let’s compare this past December to the year before -

December showed a slight pullback in transaction volume with 567 homes sold versus 622 last year, while values continued to trend upward—median price climbed to $339K from $325K. Inventory tightened modestly, dropping to 2,270 homes on market compared to 2,347 in 2024, and market velocity held steady with average days on market virtually unchanged at 58 days.

Net takeaway: fewer sales, higher prices, leaner supply, and a market that’s still cruising along!
