Building new? These are the upgrades I’d pay for first.

• Buy the behind-the-walls items now: extra outlets, EV charger wiring, patio fan wiring, and office internet.
• Spend early on lot choice, patio, or layout changes. Those are hard to fix later.
• Better windows or insulation can be worth it in our hot summers.
• Wait on lights, mirrors, hardware, and some backsplash if the builder markup is high.
• If you can change it with a ladder and a Saturday, it can usually wait.

• Yard slope, gutters, and where water moves after rain
• Crawlspace smell, moisture, and standing water
• Window age so you know if “updated” means efficient or just cosmetic

• Start outside and watch the full drive in, not just the front door
• Ask for every main room with blinds open and lights off first
• Have them pan floors, ceilings, corners, and baseboards slowly
• Pause at each main window, then step outside so you can catch the view and the noise
• Don't skip closets, pantry, laundry, and garage
