I think a better question is:

What makes them stay?

Healthy communities.

Reliable infrastructure.

Strong workforce.

Good access.

Growing population.

Successful commercial real estate isn't about filling buildings.

It's about creating places businesses don't want to leave.

Vacant land often looks simple.

It's rarely simple.

Can utilities reach it?

Is there enough drainage?

Does zoning support your plan?

Can traffic access it safely?

The best development decisions happen before the first shovel ever touches the ground.

Before I ever walk into a shopping center...

I usually spend a few minutes watching the parking lot.

Are people coming and going?

How long do they stay?

Which businesses are drawing traffic?

Commercial real estate isn't just about buildings.

It's about behavior.

People tell you what works long before financial statements do.

You can learn a lot about a commercial building without walking through the front door.

Start with the roof.

How old is it?

What's its condition?

Where does the water go?

What equipment sits on it?

Who's responsible for maintaining it?

A roof isn't the exciting part of commercial real estate.

But when there's a problem with one, it becomes exciting very quickly.

The unglamorous details often deserve the most attention.

When evaluating commercial property, I don't just look at what's beside it.

I look at what's coming around it.

Where are the rooftops going?

Where are employers expanding?

Where will the next school be?

What infrastructure is planned?

Where is traffic being created?

Commercial real estate doesn't operate inside property lines.

Sometimes the most important thing about a site is happening two miles away

A property can sit on a great road and still have terrible access.

That's something people outside commercial real estate don't always think about.

Can customers easily enter?

Can they make a left turn?

Is there a median?

Where is the nearest traffic signal?

Can delivery trucks maneuver comfortably?

In commercial real estate, being visible isn't enough.

People have to be able to get there.

Sometimes a few hundred feet can make a very big difference.

There’s something honorable about a person who takes pride in their work.

It doesn't matter whether you're running the company or sweeping the floor.

Building a business or building the building.

Leading the meeting or working behind the scenes to make sure it happens.

Good work matters.

I've had the privilege of working alongside some incredibly talented people throughout my career, and one thing has remained true:

Nothing meaningful gets built alone.

This Labor Day, I have a lot of respect for the men and women who show up every day, provide for their families, serve their communities, and take pride in doing things the right way.

That's worth celebrating.

One of the questions I get asked most is:

"How do you know where development is headed?"

The truth is...

Cities leave clues.

A new highway extension.

A school under construction.

Utility improvements.

Medical facilities expanding.

New neighborhoods breaking ground.

Growth isn't random.

When you learn to recognize the signals, you begin to see tomorrow's opportunities before they become today's headlines.
