🚨 ‼️ BREAKING NEWS: Local mortgage lender under investigation for the following offenses:

* Excessive problem solving
* Spending entirely too much time trying to save deals other lenders already killed
* Providing emotional support and mortgage strategy in the same phone call
* Responding to texts at soccer practice, in the minivan, and probably during leg day
* Overuse of phrases like “hold on, let me dig into this”
* Refusing to give up after the first tough underwriting condition
* Explaining mortgage guidelines in plain English
* Running scenarios that absolutely did not need to be run at 8:47 PM
* Treating first-time homebuyers like humans instead of loan numbers
* Investigating every possible program before saying “no”
* Causing unnecessary realtor loyalty by communicating too well
* Suspiciously smooth closings despite chaotic files
* Creating “one more option” out of thin air
* Being dangerously available on weekends
* Making complicated loans look easy

Authorities say the investigation is ongoing.

Sources confirm she has ‘one more option’ 97% of the time. She should be considered armed with optimism, and highly communicative.

Today I got to witness something pretty wild firsthand… 👀

A borrower’s credit score jumped 40+ points in just a matter of days!! 👏

What did they do?!
Nothing complicated!
No magic trick.

They simply paid down their credit card balances! 💳⬇️

One of the biggest factors in your score is credit utilization (aka how much of your available credit you’re using). Sometimes lowering those balances can make a HUGE difference, and fast.

This is exactly why mortgage advice shouldn’t be one-size-fits-all. Small strategic moves can completely change the game!!💙🏡

Not because they were easy.
Not because the file was perfect.
Not because everything magically worked out.🪄

Because someone was willing to work the problem!

🏡 Manufactured home not assessed as real property yet?
With the right attorney help, we got it assessed and closed.

🇺🇸 VA loan with high DTI?
We solved the puzzle and got it done.

📉 Low credit score + a messy file?
“Rapid rescore”, and moving pieces everywhere… but guess what?
Clear to close.

Sometimes the answer isn’t “no.”
Sometimes it’s, “Let me figure out how.”

Some people love the structure.
Some people want freedom.

Neither is wrong…. but you better know which one you prefer before you buy.

HOA’s have their perks for sure!
But nothing is worse than closing on your dream home…
and not realizing beforehand that you will need permission for everything 😅

Top 🔟 things people don’t realize before I review their loan application 💙🏡⬇️

1. A car purchase 🚘(even before the application) can derail a home purchase, and/or significantly lower your purchasing power.

2. That loan you co-signed on for a family member? 📄That usually counts against your debt ratio, even if you never make the payment.

3. Zelle, Cash App, and other deposits 💰sometimes need to be sourced. (AKA more documents needed from you)

4. The credit score is sometimes a shock… 😳the scores you see online, are often not the same as the credit scores I pull for a mortgage.

5. Paying down a credit card balance 💳 can sometimes help your score significantly and quickly (one of my favorite quick-fixes!)

6. Student loans that you don’t have to make a payment on yet… 📚still count in the debt ratio. But maybe not as much as you think!

7. “Buy now, pay later in increments” 💸options like Klarna, Afterpay, etc… can cause more issues than they are worth. (Trust me!)

8. Moving money around different accounts 📲can create more documents I need from you.

9. Online mortgage calculators 💻rarely get it right. A preapproval with a local lender (hi!) gives you the real numbers.

10. And my favorite… sometimes, you are closer than you think to that first or next home purchase. 🏠 Sometimes you need a few months to prepare… sometimes you can start your home search today!

Thats why I always recommend a strategy session before you start house hunting. Sometimes a few small tweaks make a big difference!

I talk about getting you to the closing table.

Why?
Because a “low rate” doesn’t matter if the deal falls apart.

Deadlines matter.
Appraisals matter.
Underwriting experience matters.

Do I match/ beat rates?
Absolutely. But I don’t lead with that, because it’s not what saves deals.

Anyone can promise a rate.
Experienced lenders promise a closing. 💯
