There is one place I already have picked out for date night if I ever needed a break from house hunting in Madison.

Every new construction buyer thinks the hard part ends at closing. It does not. The first two weeks in your new build set up problems or prevent them, and most buyers never get told that.

Builders move fast to hand off the house and move to the next one. That means small things like sealed counters, flushed water lines, and rekeyed doors fall on you to catch. None of it is hard. All of it gets skipped when nobody tells you it matters.

The warranty piece trips up the most people. Appliance manufacturers set a registration window, and once it closes, the coverage is gone even if the appliance fails a month later. That is money buyers lose without ever knowing they had it.

There is a version of Huntsville living most buyers never get shown. It is thirty minutes out, not thirty minutes away.
