📊 August numbers are in - and North Alabama is still moving.

Across the region, 1,351 homes closed in August, up from 1,290 this time last year, while the regional median sales price reached $315,000.

Closer to home, Huntsville/Madison County saw 711 homes sold, up 10.75% year over year, while the median sales price increased 4.55% to $345,000. Pending sales also showed a significant increase compared to August 2025.

My takeaway? There’s still plenty of activity happening in our market. But real estate is hyperlocal, and these averages don’t necessarily tell you what’s happening in your neighborhood or price point.

Moving across the country sounds exciting... until you realize you have to start over.

If you’ve been hearing that the real estate market is “slow”… the numbers here in North Alabama tell a little different story.

In June, 1,525 homes sold across our combined North Alabama market. Compare that to 1,256 this time last year - that’s 269 more homes sold, or about a 21% increase.

So yes, people are still buying homes. And yes, people are still selling them.

But this is also a very different market than what we got used to a few years ago.

Buyers have more options, they’re taking their time, and they’re paying attention to what they’re getting for their money. For sellers, that means you can’t just put a sign in the yard, pick a price, and expect the market to do the rest. Price and presentation matter.

And this isn’t just happening here.

Nationally, existing-home sales were up 3.2%, reaching their highest level since December 2025. We’re seeing more movement across much of the country - including right here in the South.

My biggest takeaway?

Don’t let a national headline tell you what the housing market is doing in North Alabama.

The market in Madison can look different from Huntsville. Huntsville can look different from Owens Cross Roads. And what’s happening with a $300K home can be completely different from what’s happening at $700K+.

Real estate is hyperlocal.

Some of my favorite closings are the ones that start long before the paperwork is ever signed.

For 96 days, this house waited for the right person...

When 120 Burwell Ridge Trail first came to market, we knew it offered a lot to love: soaring ceilings, a double-sided fireplace, a spacious floor plan, and a corner lot in one of Harvest's most established neighborhoods. But real estate isn't about what we think a home is worth - it's about what the market is willing to pay.
