The market is giving buyers a little more room to breathe.
Right now, single-family homes are at 4.0 months of supply across 𝑴𝒂𝒅𝒊𝒔𝒐𝒏 𝑪𝒐𝒖𝒏𝒕𝒚, which has contracted slightly by -2.4% year over year and is moving into more balanced territory.

For townhomes and condos, supply has expanded to 6.1 months, giving buyers more options and more opportunity to compare homes.

So, what does that mean?

𝐅𝐨𝐫 𝐛𝐮𝐲𝐞𝐫𝐬: More inventory means you can be a little more selective. You may have more time to compare your options, ask for what you need, and negotiate when the individual home and situation support it.

𝐅𝐨𝐫 𝐬𝐞𝐥𝐥𝐞𝐫𝐬: More choices for buyers also means more competition between listings. Pricing correctly, preparing your home well, and understanding what you're competing against can make a bigger difference.

And as always, real estate is neighborhood by neighborhood. Market conditions can vary depending on location, price range, property type, and the individual home.
