You walk into a model home in Huntsville on a Saturday. The finishes are clean. The builder’s rep is friendly. They hand you paperwork and tell you the incentives are great. That exact moment just cost a buyer $30,000.

A woman messaged me on Instagram this week. She was already deep in talks with a builder on a new construction home here in Huntsville. No agent. Just her and the sales office. The builder told her the advertised incentives did not apply because her home was not built yet. She believed them. She was about to sign.

I called her back. I told her I would come with her the next time. That one shift changed everything.
I’m Donalta Hall with The Hall Team at eXp Realty. When I came in as her representation, the builder found room they said was not there. Here is what she got that she was told she could not have:
