The "Ghost Home" Freeze: 7 Steps to Winterizing Your Uninhabited Property
With a major cold snap hitting Walker County this weekend, most of us are busy wrapping our home’s outdoor spigots and stocking the pantry. But if you own a rental property, a home currently on the market, or a weekend getaway, your "ghost home" is at much higher risk.

Without the residual heat of a family living inside—and no one there to catch a leak—a single frozen pipe can lead to thousands in water damage before it's ever discovered.

Before the temp drops, follow these 7 Essential Steps for your vacant properties:

1. The "Main" Event: Shut Off the Water
If the property is going to be empty during a hard freeze, the safest move is to shut off the water at the main valve. Once shut off, open all the faucets to drain the remaining water from the lines. No water in the pipes = no pipes to burst.

2. Drip if You Can't Drain
If you can't shut off the main (for instance, if the home has a specific type of fire sprinkler system), make sure at least two faucets—ideally at opposite ends of the home—are set to a slow, steady drip. This keeps water moving and relieves pressure.

3. Open the "Heart" of the Home
Open the cabinet doors under the kitchen and bathroom sinks. This allows the home's ambient heat to reach the plumbing hidden behind those doors. In an unlived-in home, those dark corners get much colder than the rest of the room.

4. Don’t Turn the Heat Off!
It’s tempting to save on the power bill for an empty house, but "Off" is a recipe for disaster. Set your thermostat to at least 55°F (13°C). This is the "magic number" most professionals recommend to keep the internal structure warm enough to prevent interior wall pipes from freezing.

5. Check the "Vitals" (Batteries & Filters)
Make sure your thermostat has fresh batteries so it doesn't fail mid-storm. While you're there, a quick filter change ensures the furnace isn't working harder than it needs to during the peak of the freeze.

6. Seal the Gaps
Walk the exterior. If there are any "To Be Repaired" items on your MLS checklist—like a drafty window or a gap in a door seal—tape them up or use a draft stopper. A focused blast of freezing wind through a small gap can freeze a nearby pipe even if the rest of the house is warm.

7. The 24-Hour Rule
If you have a home on the market, suspend showings during the peak freeze. You don't want a potential buyer or agent accidentally leaving a door ajar or turning the heat down. Plan to visit the property within 24 hours of the thaw to check for any damp spots or hissing sounds.

Bottom Line: A little bit of "preventative sweat" this Friday will save you a lot of "restoration tears" on Monday.
