Five bedrooms. Three bathrooms. 28 feet wide by 76 feet long. Around 2,128 square feet. The Redwood is the TruHomes large family answer. I do not know another home on this lot that gets you five bedrooms and three bathrooms at TruHomes pricing. If you have a big family and your budget does not allow you to step into the core Sulphur Springs line, the Redwood is the realistic option. The finish is value-tier. The floor plan is generous. For a household of six or seven where the priority is having enough rooms and enough bathrooms to function in the morning, this home is worth looking at seriously. Stop by the lot off I-45 in Huntsville.

Master bath layout is one of the decisions buyers rush, then regret.

Option one: garden tub with separate shower. You get both, but the garden tub takes up roughly 20 square feet of floor space. Most people fill a garden tub twice and then use it as a shelf. If you actually take baths, keep it. If you do not, skip it.

Option two: large walk-in shower in place of the garden tub. Most Clayton floor plans that offer this give you a 48x36 or larger shower with a built-in bench and higher showerhead. Functionally better for most households. Ages better for resale with an older buyer demographic.

Option three: standard tub-shower combo in the master. This is the default on most budget lines. Fine. Not a selling point.

Ask to see the specific floor plan with each option drawn out. The spec sheet shows which options are available from which factory.

Kitchen island: add it or skip it. Here is how to decide.

A kitchen island on a manufactured home is a fixed cabinet unit that extends into the kitchen footprint. Most add 3 to 4 feet of countertop and storage. The upgrade runs $800 to $2,500 depending on the build line and what is under the island (cabinets, drawers, or open).

Add it if: the floor plan shows a kitchen that opens to the dining or living area, the total kitchen width is at least 12 feet, and you use your kitchen. The island becomes the most-used surface in the house.

Skip it if: the home's kitchen is narrower and the island will choke traffic flow to under 36 inches on either side, or if your budget is tight and you need that $1,500 for land prep instead.

One thing I tell every buyer: see the floor plan in person with the island drawn in before you decide. We can walk it out on the actual model here on the lot.

The Oak is the most affordable double wide we sell. TruHomes line, 28 feet wide by 56 feet long, 3 or 4 bedrooms depending on what you order, around 1,568 square feet. I hear buyers say they want a double wide but do not think they can afford one. The Oak is usually my first response. TruHomes build quality is real, the bones are the same HUD code chassis as the more expensive lines, and the 28-foot width gives you a true double wide living room. The trim and finish are simpler, but a well-set Oak on good land is a solid home for a family. Reply with your budget, I will tell you what is realistic.

The insulation upgrade question. When does it make financial sense.

Standard Clayton insulation: R-22 floor, R-13 walls, R-38 ceiling. Above average for Texas. Fine for most climates.

Upgraded package: R-30 floor, R-21 walls, R-49 ceiling. Available on some build lines. Adds $1,500 to $3,500 to the home price depending on factory and size.

East Texas summer math: if standard insulation runs the AC $160 a month and upgraded runs $120 a month, you save $40 monthly. Break-even on a $2,000 upgrade: 50 months, or just over four years. If you plan to own the home more than five years, the upgrade pays for itself and keeps paying.

If you are in a shaded lot, break-even stretches. If you are on an open sun-baked lot with no tree cover in Walker County summer, break-even compresses fast.

Three bedrooms in a 14-foot wide single wide sounds tight. The Hickory makes it work. Built by TruHomes, 14 feet wide by 66 feet long, around 924 square feet. TruHomes is the value line, so the trim is simpler and the upgrade menu is smaller than the Waco 1 builds. What the Hickory gives you is three bedrooms and two bathrooms at the lowest price tier on the lot. If your top priority is getting three rooms under your family's roof and your budget is at its limit, the Hickory is the honest answer. Walk it before you decide anything costs too little to be good. Every Clayton buyer hits this choice: drywall or vinyl-on-gypsum. Here is the real difference.

Vinyl-on-gypsum (VOG) is the standard interior wall panel in most manufactured homes. It is a vinyl-coated gypsum board with a smooth or textured surface. It looks fine, cleans easily, and holds up well to humidity. Standard across most Clayton floor plans.

Drywall is the same material used in site-built homes. Taped, floated, and painted. It looks indistinguishable from a stick-built interior. It is heavier, costs more to transport and install, and requires more skilled finishing. Some Clayton factories offer it as an upgrade; not all do.

The practical difference: VOG shows seams at the panel joints over time, especially in high-humidity environments like East Texas. Drywall does not panel-seam but can crack at corners if the home settles unevenly.

If long-term resale and the highest comparable value matters to you, drywall is worth asking about. If budget is the priority, VOG is perfectly serviceable.

Not every upgrade on a Clayton home returns value at resale. Here are the ones that do.

Energy upgrades hold value. Upgraded insulation package (R-30 walls, R-49 roof versus standard R-13/R-38) lowers utility bills for every future owner and shows up in appraisals. Buyers ask about power bills. A home that runs $95 a month beats one running $160.

Hard flooring holds value better than carpet. LVP throughout is a $1,500 to $3,000 upgrade at build and returns that in buyer perception and lower maintenance cost.

Drywall interior holds value. Vinyl-on-gypsum is fine but drywall throughout commands a higher resale comp in most rural East Texas appraisals.

Upgraded cabinets and countertops photograph better and attract more buyers at resale, but the return is in days-on-market and ease of sale, not necessarily dollar-for-dollar value.

Kitchen islands do not universally add value but they do add appeal. Covered porches are one of the highest return add-ons in East Texas.

Most people laugh when I mention the Buttercup. Then I show them the numbers and they stop laughing. 1 bedroom, 1 bathroom, 432 square feet, 12 feet wide by 36 feet long. The Buttercup is not a starter home for a family. It is the answer for a specific set of buyers: the couple that needs a guest house on their property. The parent who wants a mother-in-law suite that actually has a real kitchen and bathroom. The hunter who wants a permanent cabin that is a real house and not a trailer. Same HUD code chassis and energy package as every other Clayton on this lot. Compact does not mean cheap-built. Come walk one in person.
