- Cash Sales: The percentage of cash sales has decreased compared to a year ago 📉

⚡️ Last week Mortgage rates hit their lowest since 2022: the 30-year fixed-rate mortgage averaged 5.98% last week—its lowest point in three-and-a-half years.

According to Freddie Mac report the following national averages with mortgage rates for the week ending Feb. 26:
30-year fixed-rate mortgages: averaged 5.98%, down from last week’s 6.01% average. A year ago, rates averaged 6.76%.

Despite this mortgage rate drop we observe that most newly qualifying households are not yet acting immediately.

Happy New Year! 🎈While the decrease in rates is helping to offset higher home prices, buyers still face a challenging housing market.
According to NAR Existing-home sales jumped 5.1% in December, the strongest reading in nearly three years 📈
Sales are up 1.4% from a year ago 📈 . December’s gain followed a smaller increase in November, also tied to the drop in mortgage rates that was set in motion this past fall.

NAR forecasts mortgage rates will average 6% in 2026.

Don't know what to do - to buy or wait? Waiting for another Feds rate cut to buy a home? The reality is Fed rate cut doesn't automatically mean lower mortgage rates, various factors can keep mortgage rates elevated, even if the Fed makes a move ((bond market, inflation, economy, etc..).
So, should you wait or buy? The best time to buy is when you can comfortably afford it!

Barnstable County's real estate market in Q2-2025.
📈The median sales price increased by 1.0%, while the average sales price rose by 0.5% as well.
📉However, closed sales declined by 7.7%, and days on market increased by 10.4% to 49 days, indicating a slower market despite a slight price appreciation

GREAT NEWS FOR HOMEBUYERS! According to Freddie Mac last week, mortgage rates decreased to their lowest level in over two months📉
The drop in mortgage rates, combined with modestly improving inventory, is an encouraging sign for consumers in the market to buy a home 🏠

What you shall know about October Cape Cod Housing Market:

⬆️Inventory continues to rise, and new listings are coming on the market. But it is still historically very low and less than half of what the market had for sale pre-2020.
⬆️The median sales price for single-family homes rises slightly for both single family homes and condos
🆙 Also, October was the highest month for pending sales since June 2022.
