💥Contingencies are specific requirements that must be met in order for a contract to become legally binding.
👉For example, if your offer to purchase a home is contingent on the sale of your current home & it does not sell in time- you are no longer able to fulfil your contract and that contingency protects your right to terminate your offer without penalty.
👉Another example is the inspection contingency- once you have paid for an inspection & reviewed the report, if you feel the home is in unsatisfactory condition, you have the right to terminate the purchase contract without penalty.

🧐 You'll hear the term title and title company a lot during the home buying process. Title refers to the legal right and interests of a property.
😎 The title company is our fact checker. They research a property to confirm that the seller in fact has the right to sell, what rights (water, mineral, etc.) are attached to it and if there are any liens, unpaid taxes, etc. that the buyer/seller needs to know about.
