Take a look at this article that states real estate values in Pocatello could rise by 6%, on of the top 20 cities in the nation.

"Here are the 20 cities where home prices could see the biggest gains in 2024 — and where prices could fall.

While home prices are expected to appreciate by 2.5% nationally this year, residential real estate in 20 U.S. cities could see pricing gains of at least double that rate, property research firm said"

Mortgage rates are still much higher than two years ago, but pent-up demand is driving home prices higher, one economist says.

Isn’t this wild?

Interest rates were pretty dang close in 1971 to what they are right now.

You can always wait for rates to drop, but I will tell you that if you want to buy a home, it’s more about sitting down with a real estate professional (like me! 🙋🏼‍♀️) and talking about your goals and your timeframes.

I never pressure my clients to move forward until they are ready.

I did think that this was super insightful, and so I wanted to share!

Here is the BEST way to spend $10,000 🏡💰

When buying a house, there is a lot to cover!

One thing that often happens during the request for repair stage (especially on a faster close) is the seller prefers to give a credit vs do the actual repairs.

If you find yourself in this position, you might be thinking, why not have them drop the price vs give me a credit?

Let’s discuss ⤵️

Dropping the price by $10,000 does make your mortgage go down. The problem? It’s only by like $30 a month! You won’t feel that much.

The best way to spend the $10,000 is to receive it as a credit. You can either apply it towards your closing costs which comes directly out of your pocket dollar for dollar OR in this market, you can do a rate buy down! 🙌🏻

The market is a little wonky, but we are still getting people in contract every week! In fact, I just got 2 buyers offers accepted whole on vacation! 🥳

When looking for a home to buy would your Christmas tree placement or where Christmas decor could be set up be one of your top considerations?

Each client brings their own set of top priorities when looking for the perfect home and getting to know those wants and needs is one of the most important parts of my job. I love getting to know my clients and helping them find the home that fits their needs.

My last client had a whole shed of Christmas decorations and having the perfect spot to display those was at the top of her list. Along with a large window at the front of the house to display her tree.
