Is it Friday yet 🥲
We have not 1, but 2 Buyer's files that have been pending for over 75 days and neither one of them are ready to close as a result of the lender. Keep in mind, most transactions can be opened and closed in 30 days.
Both of these files are with a national lender (won't name shame, but it rhymes with Pocket Shortage). These Buyers are human and they need their homes.
Please, please, please ask your Real Estate Agent if they have any suggestions or recommendations on lenders. These national lenders may seem to have better rates, but what they don't tell you, is that you won't be in your new home for 90 days (if you're lucky), and will likely have absurd hidden fees -- outweighing the money you save on the interest rate.
We have some of the best local lenders right here in Idaho and I promise, it is worth asking your Real Estate Agent before locking in with a national lender. We've worked with dozens of different lenders (local and national) and we are always happy to share our experiences.
Believe it or not, but a lender can actually make or break a deal for you. And I never want to see anyone have to deal with the latter 😕 If you need some advice, please reach out! If we can help even one of you avoid making a costly and devastating mistake, I'm here to do it.
