What is the housing market actually doing in Idaho Falls, Rigby, Rexburg and Blackfoot, Idaho?

The answer: it depends on where you are.

Here’s a quick look at the August 2026 numbers:

Idaho Falls — $460K average price | 3.4 months inventory
Rigby — $458K average price | 3.6 months inventory
Rexburg — $401K average price | 6.3 months inventory
Blackfoot — $393K average price | 4.0 months inventory

That’s why I always say there isn’t just one “Southeast Idaho housing market.” What’s happening in Idaho Falls can look very different from Rigby, Rexburg or Blackfoot.

And even these numbers don’t tell the whole story. Your neighborhood, price range, property type and competition can completely change your buying or selling strategy.

One of my past buyers called me because a repair the seller made before closing is now failing, 10 months later.

And she had a really good question: “Is the seller responsible for fixing it again?”

Here’s what happened.

When we did the inspection, there was a crack in the bathtub. In our inspection contingency, we specifically asked for it to be repaired with a fiberglass patch and reglazed.

At the final walk-through, the repair looked great, so we closed.

Fast-forward 10 months, and that patch is now failing.

Here’s what buyers need to know: once you close on the home, the seller generally doesn’t have an ongoing obligation to warranty those repairs unless your agreement says otherwise.

But that doesn’t mean we were out of options.

Because we had documentation of the repair, I was able to track down the company that did the work. I called them, explained what was happening, and they’re going to warranty their repair.

And that’s why your final walk-through matters so much.

Don’t skip it. Check every repair you asked for. Get receipts and documentation when you can, and keep them after closing.

Because sometimes those details don’t matter until 10 months later.
