Pricing a home isn't guesswork. Here's how I actually do it. ๐Ÿ“Š

When I sit down with a seller I pull a comparative market analysis which looks at homes that have recently sold in the area with similar size, condition, and features. I look at what's currently active too so we know what your competition looks like.

From there we factor in things like:
- Your home's condition and any updates
- Lot size and location within the neighborhood
- How quickly you need to sell
- Current buyer demand in your price range

The goal is to find a number that attracts serious buyers fast while making sure you're not leaving money on the table. Overpricing feels safe but it almost always costs you in the end.

Once people move to Ammon they tend to stay and there's a pretty good reason for that. ๐Ÿก

It's got that sweet spot of suburban convenience without feeling like you're living on top of everyone. Good parks, easy access to shopping along Sunnyside and Hitt Road, and one of the best municipal fiber internet networks you'll find anywhere which is a big deal if you work from home.

What I hear most from people who live there:
- It feels like a real neighborhood, not just a place to sleep
- The parks and trails are actually usable and close by
- You're 10 minutes from everything in Idaho Falls but it doesn't feel like Idaho Falls
- The community events like Ammon Days actually bring people together

And the variety in housing is real too. Whether you're looking for a newer build in the foothills with mountain views or something more affordable closer to Sunnyside, there's a range that fits a lot of different budgets and lifestyles.

Not every repair is worth doing before you list. Some things absolutely should be addressed. Others you're better off pricing around. The key is knowing the difference.

- Anything that will come up in inspection and scare buyers
- Visible damage like broken fixtures, holes in walls, or water stains
- Curb appeal issues like dead landscaping or peeling paint

Condo, townhome, or house? It's one of the first decisions buyers have to make and a lot of people aren't sure where to start. ๐Ÿก

Here's the short version:
๐—–๐—ผ๐—ป๐—ฑ๐—ผ: low maintenance, HOA handles the outside, great for a lock and leave lifestyle
๐—ง๐—ผ๐˜„๐—ป๐—ต๐—ผ๐—บ๐—ฒ: middle ground, more space than a condo with some shared maintenance
๐—›๐—ผ๐˜‚๐˜€๐—ฒ: most flexibility, most inventory, but you're handling upkeep yourself

In Idaho Falls, single family homes make up the vast majority of the market so your options there are wide open. Condos and townhomes do exist but they're more concentrated in specific parts of the city which is worth knowing before you start your search.

Before you make an offer, ask yourself this one question. ๐Ÿ‘‡

Do I love this house or am I just tired of looking?

There's a big difference. Buyer fatigue is real and I've seen people talk themselves into the wrong home just because they're exhausted from the search. A house you settled for is a problem you'll live with for years.

If it's not a "yes" it's a "not yet." The right one is out there.
