🚨 IDAHO NOW REQUIRES CITIES TO ALLOW “STARTER HOME” DEVELOPMENTS WITH LOTS AS SMALL AS 1,500 SQUARE FEET

Yes — 1,500 square feet.

And to be clear:

That is NOT a 1,500-square-foot house.

That is a 1,500-square-foot LOT.

Under Idaho’s new starter-home law, cities with populations over 10,000 must allow qualifying starter-home subdivisions on parcels of at least four acres, with much smaller lots than many people are used to seeing.

Supporters say this could help create more affordable homes, give first-time buyers a better shot, and make it easier to build homes people can actually afford.

Critics say it could mean smaller yards, more crowded neighborhoods, more traffic, less parking, and the state forcing local communities to accept growth they may not want.

And that is where the debate starts.

Is this a smart way to help families and young buyers get into a home?

Or is this another example of Idaho making it easier to pack more houses into growing communities?

One important note:

This does NOT mean your next-door neighbor can automatically split a normal city lot into a bunch of tiny parcels tomorrow.

The law applies to qualifying starter-home subdivisions and larger parcels meeting the law’s requirements.

Still, it is a major change in what future developments in Idaho could look like.
