Most people think pricing a home works like this: 🤓🏡

• Price 💰
• Condition 🔨
• Location 📍

But nope… that’s backwards. 😅

The real formula is:
Condition + Location = Price ✅

Because let’s be honest:

• You can’t price a house like you’re manifesting on a vision board ✨
• You can’t ignore bad condition and hope buyers “won’t notice” that mystery stain on the ceiling 👀
• And you definitely can’t move your house to a better street with better schools and a Starbucks nearby ☕😂

Here’s how it really works:

• Location sets the ceiling 📍
• Condition affects the excitement 🔥
• Price is the result the market gives you 💰

So if your house is in a great location but needs work… the price feels it.
If your house is in great condition but the location is weaker… the price feels that too.
And if both are strong? Now we’re talking. 🙌🏡
