Instead of pricing high and hoping to negotiate down, we positioned this home slightly below market value…..creating urgency, competition, and a sense of opportunity. The result was multiple offers and a sale that exceeded expectations by more than $1 million.

The old approach of “list high and wait for a lower offer” often misses the mark in today’s market. Buyers are more informed, more selective, and they respond to thoughtful positioning…..not inflated pricing.

This transaction also came with its complexities. Permit history wasn’t entirely clear, and timing was critical as the buyer approached the end of their contingency period.

According to , the U.S. for Services is moving ahead with plans to spray glyphosate across thousands of acres in the Lake Tahoe basin. What are your thoughts?

It’s hard to understand how federal and regional agencies are not concerned about the potential long-term financial and health liability here. Glyphosate has been at the center of massive lawsuits across the country, with Bayer/Monsanto paying out billions after people claimed exposure contributed to cancer diagnoses. Yet we are knowingly introducing this chemical into one of the most beautiful and environmentally sensitive places in the country.

Are these agencies truly being good stewards of Lake Tahoe, our environment, wildlife, water quality, and taxpayer dollars? Or are they creating even more future risk for the very communities they are supposed to protect?

It’s important to remember when Washoe County overtaxed Incline Village residents. The community came together, fought back, and Washoe County ended up having to pay substantial money back. History has shown that when citizens unite around an issue they believe is wrong, they can absolutely hold agencies accountable.

If enough residents around the lake believe this spraying is unsafe or irresponsible, is a class action lawsuit inevitable? And if that happens, can these agencies really afford to spend even more taxpayer money fighting citizens in court and paying attorneys’ fees instead of protecting the lake in the first place?

As residents of Incline Village (Lake Tahoe’s North Shore), it’s important for all of us to protect Lake Tahoe, for current and future generations!
