As fall settles in, there are a few reasons buyers might want to keep a closer eye on the market.

Around Tahoe, more than 4 in 10 available listings across Tahoe, Truckee, and Incline Village have been on the market for over three months, with a similar share already seeing a price reduction.

And we’re seeing longer timelines in parts of Northern Nevada too. Westside Carson City is averaging 82 days on market, while Galena is at 115 days.

So what does that mean if you’re buying? It doesn’t mean every home suddenly comes with a deal, but a property that’s been sitting for a while can open the door to a different conversation. Price, terms, timing... there may be a little more to work with than you think.

So if you’ve been telling yourself you’ll wait until spring, it may be worth seeing what opportunities come up this fall.
