🔘TLDR for sellers: The Cleveland market is still going strong, but the growth in purchase price and the pace of sales is starting to slow down. If you have been waiting patiently to enter the market, the time to list your house for sale and get it's highest value in a highly competitive market is now.

As the country shifts away from the seller’s market conditions that emerged during the onset of the pandemic, Cleveland remains one of the few areas with affordable housing options.
Currently, it is one of only seven such markets in the country, though there are indications that changes may be forthcoming.
The Cleveland metropolitan area ranks as the fourth most aggressive seller’s market in the United States, trailing only Newark, New Jersey; Nassau County, New York; and Montgomery, Pennsylvania, according to data from a Redfin report in May.
As of April, says the report, there are approximately 25% fewer sellers than buyers in the market.
