Three reasons to consider "Dual-Living" with your next purchase:

1.) You have multi-generational needs.
Whether it's an aging relative or an adult child, having separate living areas can be helpful when trying to keep overall housing expenses down compared to having two separate properties, while still maintaining some privacy and independence.

2.) You're looking for some additional income opportunities.
With dual-living homes, there's the potential for both long-term and short-term rental opportunities that can help you offset your mortgage and/or have some additional cash coming in.

3.) You want to start your rental portfolio.
If you're willing to occupy a small multi-family property (2-5 units total), you can often get in for a much lower down-payment than a traditional rental property purchase.

Why is “depersonalizing” your home a no-brainer if you're looking to sell? Top 3*THREE*3 reasons:

1) It helps you start transitioning from thinking of your house as a "home" and turning it into a product you are marketing for sale.

2) While your family photos, decorations, and furniture may be functional and help you feel at home, it gives a potential buyer the internal feeling that they're walking through someone else's home, making it harder to see themselves living in it.

3) You're already moving! Take the time before you go on the market to declutter and pack away as much as you can, and you'll save yourself time later on, while improving the presentation of your listing now!

I promise.*

Take a look at your mortgage statement online, or next time you get it mailed to you. If you see that part of your payment is going towards Mortgage Insurance, or PMI, you may have just found a way to lighten your payment!

On conventional loans, usually your mortgage insurance premium is scheduled to drop off once your loan balance reaches 78-80% of the original purchase price, which on a 30-year loan takes about 7-8 years if the home was originally bought with 5% down. HOWEVER ***(money-saving tip incoming)***
.. if your home has gone up in value, and you’ve reached 75-80% LTV (loan-to-value ratio) before that 7-8 year mark, you may be able to apply through your mortgage servicer to have that PMI removed even sooner. Each servicer has its own process they go through to verify the value of the home, and it may cost you a little bit upfront to pay for an appraisal of some sort, but in many cases it can save you thousands in the long run.

“BUT HOW DO I KNOW WHEN I’VE REACHED THAT 75-80% THRESHOLD?”

Call your agent! Many agents, especially if they helped you buy the home would be happy to put together some comparable sales in your area to help you get an idea of what your home would likely appraise for today. It’s not a science, but it can give you an idea of where the market is and whether it’s worth the upfront cost to apply through your servicer to have PMI removed.

Happy Veterans Day, to all who served! Here's a quick tip regarding VA financing that some of you may find helpful!
*Disclosure: I am not a lender! This advice is general and you should consult with a licensed loan officer when considering your specific options*

VA loans are best known for their 0% down payments, but did you know that many times they can be "assumed"? Let's say a home was bought a few years ago for $400k with a VA loan, with the loan also being for $400k. Today, let's say it's worth $475k and the loan has been paid down to $370k. If someone eligible for VA financing wanted to buy the home, they could take out a new loan, with a rate in the 7-8% interest rate in today's market, OR they could ASSUME (take over/transfer ownership of) the current loan at $370k (usually at a much lower interest rate if it's from a few years ago) and bridge the gap between the loan and purchase price with cash.

Now, this does assume (pun intended) that you have the cash to cover the gap. How this would most commonly work is if the buyer was also selling a home they owned and using the proceeds to bridge the gap.

APPLICATION: If you are a veteran with some assets to bridge that gap, or a home that you are able to use the proceeds to bridge that gap, this applies to you. Many of you are staying out of the market because rates have risen so much, but these opportunities can make it possible for you quite literally to get the rates of yester-year and the low-competition of today's market. They are not plentiful, but these opportunities are out there, so make sure you or your agent are keeping an eye out for them.

Let me tell you about "Laura". Laura was one of my first clients I ever helped, and I'd known her since I was a kid. Growing up, she became like another mom to me, and it happened that the start of my real estate career coincided with her making a move. You see, Laura found herself widowed after 30+ years of marriage, and the family home was now an empty nest. Now she faced the challenge of retiring within 5-6 years and her greatest obstacle was a hefty mortgage balance still staring her in the face. She consulted an excellent lender, weighed the different short-term needs and long-term goals in play. She needed a car upgrade, a healthy savings account, and a clear path towards a paid-for home in the next 6 years.
Many people in her position become fearful and tight-fisted, unwilling to spend or invest in their home even if it means potentially improving the sales price. However, Laura took that fear and channeled it into action. In addition to the advice from her lender, she took advice from our stager, doing a lot of work on her own, while paying contractors for other repairs and updates that we felt would up the presentation and value of her home. And it worked.
With the house sold, she was faced with more difficult decisions, balancing her needs and budget in a competitive market. After a few offers that fell short, we managed to find a cottage less than a mile from her old house, smack-dab in the middle of her price range.

Fast forward to last weekend... I got an excited update from Laura saying that currently she's a year away from paying off her house! Not only that, but it puts her six months ahead of her scheduled retirement date, at which point she already has an overseas backpacking trip scheduled to celebrate.

Laura took a situation that many would find emotionally and financially difficult and rose to the occasion. There were moments when she would tell you she was overwhelmed, yet she persevered. 5 years later, she's going to see her goal become a part of her new reality.

Peeling paint is something that seems cosmetic in nature, but why does this issue stall out so many real estate transactions?

The answer... Appraisals! With most government-insured or -guaranteed loans (FHA, VA, USDA, etc) appraisers have higher standards for condition of a property than normal Conventional loans would have. Specifically, peeling paint is an item they are told to focus on, especially on homes built pre-1979, due to the possibility of lead-based paint being present. In addition, peeling paint usually means exposed wood which is more likely to have moisture issues and cause other long-term problems.

What does this mean for your home search?
If you're using any of the aforementioned loan types, you will want to pay special attention during showings and inspections to these types of issues so that you can either avoid properties that likely won't make it through an appraisal, or so you can negotiate the necessary repairs ahead of the appraisal so it doesn't cause any delays down the line.

As always, the right agent can make all the difference in a transaction, so make sure you have someone who can help you navigate the intricacies of offers, repairs, appraisals, and closings without breaking a sweat.
