How long with inspection take?

There are several factors that will affect how long the inspection will take:
- the size of the home
- the age of the home and it's systems
- if the home is vacant or occupied
- if there are exterior buildings

Typically a 2000 sq. ft, vacant home with relatively new systems and no exterior buildings will take @ 2-3 hours to inspect.
Each inspector has their own system for moving through the inspection, so the time can vary.
If the inspector encounters something complicated, like difficult access in the crawlspace or attic, or an active leak that is difficult to source, it may add more time to the inspection.

Feel free to ask the real estate agent or the inspector how long the inspection should take. And also when you should arrive.
I find it helpful to give the inspector an hour or so lead time before the client arrives, so the inspector can get a feel for the structure. That way they are prepared to field questions. I also recommend allowing the inspector to inspect the home in its entirety and then do a consultation when they are done. I like this format because:
-the inspector has a system for their inspection. If they are interrupted there is risk that they may get distracted and miss reporting on something.
- the inspection takes longer if the inspector stops to answer questions throughout the inspection.
- often the inspector determines why a condition exists after they have seen another area of the house. They have the best information after they have inspected all areas of the home.
