So, what can actually delay a closing?

• Unresolved liens — unpaid debts or claims attached to the property
• Title defects — ownership issues, recording errors, or problems in the chain of title
• Missing documents — deeds, releases, affidavits, payoff statements, or other required paperwork
• Survey or boundary issues — encroachments, property-line disputes, or easement concerns
• Lender conditions — financing requirements that still need to be completed before closing
• Payoff discrepancies — incorrect or incomplete mortgage, tax, or lien payoff information
• Estate, divorce, or probate issues — situations that may require additional parties, signatures, or court documents
• Name or ownership mismatches — differences between names on deeds, IDs, trusts, or other legal records
• Unpaid property taxes or assessments — balances that may need to be resolved before ownership can transfer
• Last-minute changes — updates to financing, contract terms, closing figures, or the parties involved

🔑 Closing day is almost here! Save this so you know what to expect before you get the keys.

After weeks of contracts, inspections, paperwork and waiting, closing day is the final step—but there are a few things you’ll want to have ready.

🏡 Bring a valid photo ID.
A government-issued ID is typically required to verify your identity when signing.

💰 Confirm your closing funds ahead of time.
If you’re wiring funds, verify the amount, deadline and wiring instructions directly with your trusted closing/title contact. Never rely on unexpected or last-minute wiring instructions sent by email.

📄 Review your Closing Disclosure.
Take time to look over your final loan terms, monthly payment and closing costs before you arrive, and ask questions about anything you don’t understand.

✍️ Be ready to sign.
There can be quite a few documents at the closing table. Your closing team will help walk you through the process.

🔑 And finally… the keys!
Once the required documents are signed and the transaction is completed according to your closing instructions, it’s time to celebrate your new home.
