Merritt Island is easy to misread from a listing site. It looks like mainland Brevard on a map and prices closer to it than the beachside towns, but it is an island, and the county treats it accordingly.
Here is what that means in practice. Brevard County Emergency Management treats every community east of the Indian River Lagoon as barrier island, Merritt Island included, with surge exposure from both the lagoon and the Banana River. That shapes underwriting and evacuation, and it is why insurance here rates differently than a comparable home in Rockledge or Viera. Flood risk varies block to block by elevation rather than by zip code, so an address in Zone X and an address in AE can sit surprisingly close together. The county's 2018 septic ordinance also applies on the barrier islands, requiring advanced nitrogen-reducing systems, with a July 2030 deadline for existing systems in the lagoon protection area to connect to sewer where available or upgrade.
The other half of the picture is location. You are minutes from Kennedy Space Center and the Cape, which is why so much of the aerospace workforce lives here, and you are crossing a causeway to reach Cocoa Beach or the mainland corridor.
Verify the flood zone, the elevation, and the wastewater setup by address. On Merritt Island, the parcel tells you more than the neighborhood does.
