The truth is, mortgage rates fluctuate every day. And when my local lenders call me and say “they just dropped, who do you have that needs locked in?” if you haven’t already been looking. It’s too late.

This is why I tell my clients that mortgage rates aren't the thing holding them back...it's not having a plan.

A plan includes...a budget, a wish list, and a back up plan. When these three things are in place, finding the right home is only just a matter of time.

Because the rates and the stars will all align again...the question is, will you be ready when they do?

Homes Sold: 2,183 (-6.9% YoY)
Median Sale Price: $280,000 (-5.1% YoY)
Days on Market: 77 Days (+28.3% YoY)

The Quick Takeaway: Single-family homes remained steady with a slight increase in activity, while the condo market saw a more significant price adjustment and a slower pace of sales. For buyers, this means more negotiating power in the condo sector! For sellers, pricing your home accurately is more important than ever to stay competitive with these shifting averages.
