Well, that was a wet way to end the week!

By now you have seen/heard about your County Property Assessment increase and about the property tax increase coming – we’ll see if there’s any relief with that in the November elections.

My call to action is, if you haven’t already, file you appeal (protest) or have someone help you file your appeal to your Notice of Valuation (Property Assessment) ASAP! June 8th is fast approaching.

Until then, we need to be prepping everyone to start saving for this payment shock…it may be more than you’re expecting.

There hasn’t been much communication on the actual impact this new valuation will have on homeowners that have an escrow payment built into their monthly mortgage. Essentially next year during their escrow readjustment their payment will increase to the new property tax amount…however because taxes are paid in arrears, they could also be up to 1 year behind already. For Example, in some cases we’re projecting that if your property tax increases $300 per month – next year your monthly payment will increase $600 per month (if you don’t do the lump sum option) to “catch you up” for the shortage ($300 for the increase and $300 for the shortage).

The valuation you received by postcard is the assessor’s best guess as to what your property might have sold for on June 30th, 2023. However, that does not take into consideration the condition of your home or if your house is bigger or smaller than sales utilized in their mass appraisal system.

The system actually depends on your participation in correcting the assessor’s valuation faults and flaws. The assessment delivered to you is the result of a computer-driven “mass appraisal” system, because there’s no way that the assessor’s staff of human appraisers could create a valuation for every home in each county. Those human appraisers will, however, listen to your appeal of the valuation which their system generated for your home.

You owe it to yourself and to the county to help the assessor come up with the proper valuation for your home.

I suggest everyone do this as quickly as possible. The mass appraisal system is no way to determine value. You must make them look as your property as the unique property it is. No one's home has been analyzed correctly.
