It was so hard to keep this a secret! Indian Rocks Beach was voted BEST BEACH TOWN in the 2026 Best of the Bay Awards‼️

We love our little town and are honored to play the small role we do. Thank you for including us in the celebration, City of IRB 🙏🏼❤️🏝️✨🎉🏆🥂

3 of our local nonprofits were there to celebrate too including IRB Home, Action2000, and the Beach Art Center who brought home Best Creative/Artist’s Studio! These groups, including others like the Rotary Club, GreenTown Kids, the Plein Aire Cottage Artists, and the IRB Trash Tribe are a testament to the spirit of having fun & giving back that makes IRB the special place it is 🏝️✨

Congratulations to our amazing village of residents, city officials/staff & workers, our wonderful visitors, property owners, & our surrounding area neighbors who love and support IRB. This win belongs to all of us!

It’s been a busy month and lots of life happening 😔 — and now we’re in the thick of event/fundraiser planning with IRBHome (come to our putt putt event!) — but that doesn’t mean we stop helping the people who trust us with their real estate needs! Here’s what we’ve been up to lately and a few fun photos reminding us why we live here 🌅 , some hot sauces from the local I Like it HOT! pepper festival to spice up our cooking 🌶️🔥 … and a fun but kind of scary first in-person siting of a water spout in IRB! 😮🌪️ (don’t worry, it fizzled out over the water like most of these do!)

After patiently waiting for the right price on their sale, this home checked every box for our seller to purchase ✅ We negotiated a great deal below asking, plus a credit during the inspection period. And now they’ve got a beautiful pool home with great yard and covered patio to enjoy making their own!

The coolest part about this 3-parter (see prior post) is that both sides left a very similar review… and they BOTH chose to work with us again! 🥹❤️ (beautiful new shipwatch listing coming soon! 😍)

While we’re always happy to help our clients reach their goals, we might be a little sad about not getting to hang out on this balcony as frequently now 😂 For the Sellers, a house with a yard was calling (we’ll post that one next) — and we’re excited to see how the new owners transform this Shipwatch penthouse with the best views around 😍🛥️🌅🏝️✨

After multiple offers in the first week & one cancelled contract (first one on a listing of ours in a lonnng time!), this Indian Rocks Beach home still went from listed to under contract in just 23 days.

Post-flood listings around here tend to sit for months — sometimes longer — especially when they’re priced too high or marketed without a real understanding of FEMA guidelines and what buyers need to feel confident moving forward. Get both right, and buyers show up ready to compete. ✅
