We've entered into a selling environment we haven't seen for 4-5 years.

Getting multiple offers, buyers offering over asking and throwing in just about anything to buy your home are just about gone.

If you're currently selling your home or thinking of selling, here are some helpful tips to make sure your house shows better than your competition.

1. Curb Appeal - make sure buyer want to walk through your door. Trim, mow, use nicely planted pots, hanging pots (but not too many), un-junk your yard.
2. Staging, make sure to remove any unused furniture and declutter all spaces. make your home spaces look as large as you can, too much furniture can be overwhelming for potential buyers.
3. If you haven't painted for several years, re-paint with updated colors.
According to the National Association of Realtors, buyer are looking for updated sink faucets, frameless shower surrounds, stainless steel appliances, pendent lighting, quartz or updated counters and updated design styles.

Don't rely on a buyer being able to see through the things you haven't done or think they can "put their stamp on it". Put your best foot forward.

I live in an area where many of the styles are modern, this is how I transformed and updated my "perfectly fine" fireplace, It's a very popular style these days and It's now a statement piece. (see attached photos)
