The median price of a detached home in the Coachella Valley ended October at $625,000, which is a change of -1.6% from last year. The median price of attached homes ended the month at $420,000, which is a change of -2.2%. The three-month average of sales in October was 543 units compared to 489 units a year ago. The 12-month average, which takes out seasonality, was 617 units a month.
Dollar sales in October were $432 million, compared to $364 million last year. At the end of October, total Valley inventory was 3,233 units, which is a change from last year by 14.5%. The Valley’s “months of sales” ratio was 5.2 months, which is 0.6 months different from last year.
At the end of the month, the median number of “days in the market” in the Coachella Valley was 59 days, which is 13 days different from last year. Currently, detached homes are selling at an average premium/discount of -2.4% compared to -2.0% a year ago. Attached homes are selling at -3.6%. The percent of homes selling over list price was 12.3%. This compares to 14.5% last year.
