That beautiful remodel in a club community? It may still need a paper trail.

Before listing or buying, verify both city permit history and HOA architectural approval for any meaningful renovation. They are not always the same, and missing records can slow escrow or change the conversation fast.

In La Quinta, Indian Wells, and nearby desert communities, this comes up more often than people expect.

If you want help reviewing what to ask for before you go live or write an offer, send me the address.

Think the HOA policy covers the home you're buying? That's where many second-home buyers get surprised.

In desert condos and country-club communities, the master policy may stop well before your finishes, contents, liability, or certain deductibles. Ask for the full policy, the HOA documents, and your insurance agent's take before your deadlines pass.

Around La Quinta and Indian Wells, this comes up often in attached homes and country-club communities.

If you want the questions I ask before closing, message me.

Buying a desert second home with plans to offset costs?

Before you rely on the listing, verify city short-term rental rules, permit caps or waitlists, HOA or club leasing limits, and minimum-stay requirements. Those details can change both income potential and owner flexibility.

In the Coachella Valley, the answer can shift by city and by community.

If you're comparing neighborhoods, I can help you check the rental reality before you buy.

SOLD | Dual Representation 🤝

Every home sale tells a story, but this one at Rancho La Quinta is a favorite because 78758 Vía Carmel didn't just gain new homeowners, it gained my newest neighbors.

Meet my sellers: savvy, long-time real estate investors who entrusted me to market three of their RLQ properties. This was the first of the trio to go into escrow (with the second to close next week)!

After a failed escrow, we pivoted. To protect my sellers' timeline and proceeds, we front-loaded the home's recent inspection reports from day one, taking the guesswork out of the property's condition before promoting it again.

Enter my buyers. Ready to trade freezing Connecticut winters for endless blue skies. They spent a year renting in the desert, touring communities to find the perfect lifestyle fit. The moment they walked into Vía Carmel, they knew the search was over. With the inspection reports and disclosures out, the home's condition was an open book and these out-of-state buyers had the confidence to write a stellar, non-contingent cash offer with zero inspection delays.

The result? Sellers moving forward on their next investments, buyers packing for a warmer winter, and an escrow that closed flawlessly.

Congratulations to my seller who remain homeowners at their primary residence in RLQ, and cheers to the new kids on the block! I can't wait to see you at Happy Hour in the new Clubhouse. 🥂

Thinking of buying or selling in the desert? When you lead with transparency and local expertise, everyone wins. Let's chat about your next chapter.

The duties of an agent are rarely ever confined to a singular job description. The line between agent and friend often shifts throughout a single transaction, but that's not a flaw in the process. Actually, it's the most important part of it.

As with every home, selling 48610 Vista Estrella was much more than a transaction. It was late-night phone calls and visits to assisted living. It was life planning, careful listening, and above all, caring deeply for a person navigating one of the most profound decisions any of us may ever face: letting go of a well-lived, well-loved home. The home where her husband had passed. A place held together by decades of memory, of meaning, and of a life fully lived. Letting go rarely is easy, and this process was no different, but the privilege of walking alongside her through that transition is one I will carry with me.

Doing the job well is one thing. Keeping the client at the center of it all, seeing them through not just the transaction but also the moment, is another thing entirely.

It is with a deep sense of gratitude and responsibility that I congratulate Ms. Nancy on her move to assisted living. Clearing 3,348 square feet of cherished memories is no small undertaking. It requires courage, stamina, and a steadiness of spirit that Nancy brought to every single step.

This transition was significant, and bittersweet in the most beautiful way. But ahead of her now is a new journey filled with new relationships and new rhythms.

Following the passing of her beloved husband last year, this feels like closure. This feels like something worth celebrating.

I know he is smiling down on her. And so are we, alongside her.

Congratulations, Nancy. It was a true privilege. We cannot wait to watch you flourish. 🤍

Buying in a country-club community? The home can be flawless while the bigger surprise sits inside the HOA paperwork.

Before you commit, review reserves, ask about past or pending special assessments, and learn how rules are actually enforced. Those details shape both cost and day-to-day life.

Here in the Coachella Valley, two clubs can look similar online and operate very differently once you own there.

If you're comparing communities and want a second set of eyes, I'm happy to help you ask better questions.

Celebrating what would have been the milestone 100th birthday of a timeless style icon, Marilyn Monroe. ✨🕊️

While she was adored by millions globally, Marilyn found her true sanctuary in the quiet, gated enclaves of Southern California. When she purchased her beloved hacienda-style home, she lovingly selected every tile and textile, proudly stating:

"Anybody who likes my house, I'm sure I'll get along with." 🏡🤍

A home is more than just a magnificent structure - it is an intimate reflection of who we are, a curated sanctuary of our tastes, and a place where we welcome those who share our appreciation for the finer things in life. From midcentury masterpieces to private desert retreats, the spaces we choose to live in tell our stories. 🥂🌴

Today, we honor the enduring glamour, sophistication, and spirit of Marilyn. Happy Heavenly 100th Birthday to a true legend. 🌟🍸
