May 2026 Coachella Valley Residential Real Estate Market Update

Our local real estate market experts, Market Watch LLC, just released their May 2026 GPSR Desert Housing Report. Some highlights:

PRICES:
• The May Coachella Valley detached home median price was $675,000 (down 3.6% from $700,000 in May 2025).
• The May Coachella Valley attached home median price was $490,000 (up 2.1% from $480,000 in May 2025).
• May Coachella Valley year-over-year detached home price changes ranged from a 14.2% increase in Coachella to a decrease of 7.6% in Palm Springs.
• May Coachella Valley year-over-year attached home price changes ranged from a 3% increase in Indian Wells to a decrease of 45% in Desert Hot Springs.

SALES:
• May Coachella Valley average monthly home sales were 19.3% below pre-pandemic normal (i.e., average May home sales in 2016, 2017, 2018 & 2019).
• May Coachella Valley average monthly home sales were 756 homes (up 1.4% from 745 home sales in May 2025).
• May Coachella Valley average monthly home sales in dollars were $708 million (up 1.4% from $698 million in May 2025).

INVENTORY & MONTHS OF SALES RATIOS:
• Coachella Valley home sales inventory on June 1st was 3,358 homes (down 8% from 3,651 homes on June 1st, 2025 and close to pre-pandemic norms for this time of year).
• On June 1st, the highest home inventory level by city was 754 homes in Palm Desert (down 2.8% from 776 homes on June 1st, 2025). The lowest home inventory level was 35 homes in Coachella (up 9.4% from 32 homes on June 1st, 2025).
• On June 1st, the Coachella Valley’s months of sales ratio was 5.4 months (down from 6 months on June 1st, 2025).
• On June 1st, months of sales ratios by city ranged from 3.5 months in Coachella to 5.2 months in Desert Hot Springs.
• On June 1st, months of sales ratios by price range ranged from 3.8 months for both homes priced between $400K and $499K and priced between $600K and $699K to 6 months for homes priced between $900K and $000K.

DAYS IN THE MARKET:
• At the end of May, the median number of days in the market in the Coachella Valley was 49 days (the same as at the end of May 2025).
• In May, Coachella had the shortest average selling time at 24 days and Indio had the longest median selling time at 59 days.
• In May, the shortest median selling time was 42 days for homes priced over $2 million and the longest median selling time was 56 days for homes priced between $700K and $799K .

PRICE DISCOUNTS/PREMIUMS:
• In May, Coachella Valley detached homes were selling at an average discount of 2.9% from list price and attached homes were selling at an average discount of 3.3%.
• In May, average selling discounts in the Coachella Valley ranged from a discount of 1.6% in Desert Hot Springs to a discount of 5.2% in Bermuda Dunes.
• In May, the lowest average discount from list by price range in Coachella Valley homes sold was 2% for homes priced between $700K and $799K. The highest average discount was 4.5% for homes priced over $2 million.
• In May, the percentage of homes in the Coachella Valley selling over list price was 9.6% (down from 10.6% in May 2025).
