💲The truth is, “perfect” isn’t necessary. Lenders consider many factors beyond just your credit score, and there isn’t a single cut-off score across the board. While a good credit score definitely helps you get better loan options and terms, you can still get a home loan even if your score isn’t top-notch. So, don’t let the idea of needing perfect credit stop you from exploring your homeownership dreams!

If I were buying my first home in Indiana County today, these are the things I’d focus on first. 🏡

A lot of first-time buyers spend months thinking about things like paint colors and layouts, but those decisions come later.

I’d make sure I understood the full cost of buying, get pre-approved before touring homes, choose the right neighborhood, and never skip the inspection. I’d also leave some money in the bank after closing because every home comes with a few surprises.

Happy Tuesday! Let’s talk real estate and clear up some jargon. Ever heard the term “cash to close” and wondered what it means? 🤔

Simply put, “cash to close” is the total amount of money you need to bring to the table on closing day to officially become a homeowner. It’s not just your down payment, and it’s not just closing costs – it’s the grand total after everything is calculated!

This figure typically includes your down payment, various closing costs (like lender fees, title fees, property taxes, and insurance), and sometimes prepaid expenses. But hey, it’s not all outgoing! Any earnest money you’ve already paid or credits you’re receiving from the seller or lender will actually reduce this amount.

The good news? Your lender will give you a Closing Disclosure a few days before closing, so you’ll know exactly how much to prepare. No surprises!
