🏡 CENTRAL INDIANA REAL ESTATE | SEPTEMBER 2026

The market isn’t moving in one direction—and that’s exactly what makes the data interesting.
Here’s what caught my attention this month:
🔥 Luxury is having a moment. Washington Township homes priced at $1M+ averaged $1.90M, up 38% from last year. Price per square foot jumped 26%, while homes sold in an average of just 22 days—61% faster than September 2025.
✨ Meridian Hills & Williams Creek made an even bigger statement. Average sales price reached $1.52M—up 57% year over year. And homes are moving faster, with average days on market dropping from 43 to 24 days.
📈 Zionsville is picking up speed. Sales were up 36%, while days on market fell 44% to just 30 days.
🏙️ Westfield remains remarkably steady. 110 homes sold, average sales prices increased 2%, and price per square foot climbed 5%.
But not every market is telling the same story.
Carmel saw average days on market increase 68%, while Butler-Tarkington was up 67%. Washington Township overall remained relatively balanced, with prices still rising 10% despite fewer sales.
The takeaway?
There is no single “Central Indiana market.”
There are micro-markets, price points, neighborhoods—and individual properties.
And in this kind of market, pricing strategy, presentation, and knowing where the demand is can make all the difference.
📊 September’s data is clear: the market is changing—but opportunity is still very much here.

🏘️ Carmel remains competitive
With just 1.5 months of inventory, buyers are still facing a relatively tight market—even as average days on market have increased.

📍 Zionsville: Average price remains essentially flat, but price per square foot is up 3%.

📊 The takeaway?
The market isn't moving in one direction. Some areas are seeing higher prices, faster sales, or both, while others are giving buyers a little more breathing room.

Residential Real Estate is still moving — but the numbers tell a more nuanced story.

July 2026 brought some striking shifts across Indianapolis’ most sought-after markets:
✨ Washington Township Luxury ($1M+): Average sales price surged 36% to $1.76M, while price per square foot jumped 46%. Even better? Homes sold 64% faster than last year.
🏡 Meridian Kessler: Average sales price climbed 29% to $713K, despite sales volume falling 38%.
💎 Butler-Tarkington: Average sales price soared 70% to $845K, with price per square foot up 19%.
📈 Carmel: Sales increased 19%, while the average sales price rose 15% to $751K — with less than one month of inventory.
