As-is condition means the buyer is taking the property in its current condition. This means that any existing defects or damage to the property are not the seller's responsibility to fix - it's up to the buyer to deal with them. Of course, this doesn't mean that the seller can deliberately withhold information about problems with the property. The as-is clause is just there to protect sellers from having to make expensive repairs that they weren't aware of when they accepted the offer.
