Last month, my clients fell in love with a home on a Thursday. The Open House was scheduled for Saturday, and the sellers had requested a 24-hour response time.
In a situation like this, you have to hustle—and we did.
After submitting our initial offer, I discovered there was one term that could potentially delay the sellers’ ability to commit. So, I went back to my buyers with a strategy that would eliminate that concern. It was strategic, it didn’t cost them anything, and it gave us the opportunity to strengthen our offer.
The result? The sellers accepted our offer before a single Open House visitor had the chance to compete for the home. 🏡🎉
The response I received from the listing agent—shared below—was incredibly complimentary and honestly, completely unexpected. But it was also a great reminder that sometimes, you have to think outside the box to get your buyers where they want to be.
Was that the end of the negotiating? Not even close. There was more to come! 😉
But I was absolutely thrilled to celebrate this incredibly sweet family as they purchased their first home TODAY. ❤️
No two transactions are ever the same, and I’m incredibly proud when the hard work, strategy, communication and persistence pay off for my clients.
And, of course, I couldn’t do it without a great lender and title company working alongside me every step of the way. I’m also grateful for the professionalism of the listing agent. Communication was excellent, and together, we were able to help both of our clients achieve their goals.
This is why I love what I do. ❤️🏡
Sometimes it takes more than writing an offer—it takes knowing how to make the offer work.
