It's about that time of year for extra gratitude, and this review is definitely one to be thankful for and truly warms my heart. Working with Pam was so fun! She knew exactly what she was looking for and wanted to move efficiently. After scoping out one house we thought might be right for a couple of weeks, doing some due diligence before offering, we lost out to a last-minute offer that swooped in. It felt like a low moment, but I was hopeful and knew there was a reason for the hesitation in offering initially. I always say the right home that is meant-to-be will come along, and lo and behold, we found the real winner a couple of weeks later! After one look, we knew it was the one. We were the first showing on the first day on market, and the first offer in; we won it, tackled inspections flawlessly, and got it closed! So happy for Pam and her fluffy pup, who will enjoy their big backyard and cozy ranch home for years to come!

Highest price isn't always the way to get your offer accepted!

In most cases, it's providing sellers the security of believing the transaction is going to close smoothly and catering to their needs.

Which means...

1️⃣ Solid earnest money deposit:

This is $ that the buyer deposits to an escrow account after offer acceptance as their promise to perform the contract as written. It shows the seller you're serious and committed to moving forward.

2️⃣ Financing:

Sellers and their agents will often review the buyer's down payment, the loan type and the lender - make sure you work with someone reputable.

3️⃣ Ideal terms and conditions:

Minimizing or modifying contingencies in your offer to make for an efficient transaction for seller can help you stand out. Contingencies = the conditions that need to be met before the purchase can proceed (Inspections, home sales, appraisals, financing). Good examples that can help a buyer win are a shorter inspection period, waived appraisal if possible/applicable, providing post-close possession, meeting seller's ideal closing date.

Do your research when choosing someone to represent you. A great agent will be your guide through the nuances of writing strong offers.

This one felt extra special to my heart, because all in one week my buyers became first-time homeowners and first-time parents!
