Another HUGE congrats to my new clients Lee and Melissa Pike, who have purchased an amazing 10-acre slice of Heaven in nearby Tipton (but only a 20min drive to Carmel)! We met via a sign call inquiry to the Steve Clark Team’s newest listing at the time, and because our team believes that EVERY prospective buyer should have the best representation possible, Steve sent Lee and Melissa’s contact info my way to do what I do best: HELP BUYERS AND GET OFFERS ACCEPTED!! Side bar: no different than if you were getting a divorce, WHY would you want one person representing both sides in something so important like purchasing a home?! Makes no sense, but I digress. Once again, we were in a multiple offer situation, and with my advice and experience in these types of situations, I KNEW what it took to get the job done for my clients and we were accepted! I negotiated HARD for my clients during inspection, and also went to bat for them when we had appraisal issues, but lo and behold, with the help of the sellers and their great, collaborative listing agent Steve Clark, Lee and Melissa are now 10-acre homeowners that is as private as private gets, surrounded by farm land (with ZERO intention to sell to future developers), tucked away in the country and yet a not-so-far distance to SR 31 to get to all the fun-filled activities that Westfield and Carmel has to offer.

THANK YOU Lee and Melissa for trusting in me, and giving me the biggest compliment of all this afternoon: they were SO impressed with me and shared that on multiple occasions throughout this transaction, they thought, “man, we’re SO glad to have Angelo on our side and working on our behalf”. Apparently it was a night-and-day difference from their last agent. It truly means the world to me, and it continues to push me to be the very best agent that I can be for anyone I come across that needs my help. It’s not basketball season yet, but we’re starting off September with a Mike Breen “BAAAANG!” đŸ’„ Congrats are in order for TWO of my clients! I told you there was more to come for Ben and Brittany Nicholas, and now I can officially say that they have SOLD their adorable first-ever home in Fishers to my NEW client Marlys Arraiz! Marlys saw our listing as soon as it listed a couple weeks ago and immediately reached out to me. She had moved here from FL about a year ago, but her location isn’t great with wanting to be closer to her family. We were the very first showing when showings started, wrote a VERY aggressive offer, and lo and behold Marlys now has the most PERFECT home for her and her pup while being less than a 5-minute walk to her grandbabies, son, and daughter-in-law near Hamilton Proper! This transaction was the most serendipitous and one of the smoothest I’ve ever been a part of (literally, signs everywhere that this was meant to be), and while it was very careful treading by yours truly being in limited agency, I was objective throughout and stuck to my fiduciary duties to both parties where the end result was one of true celebration! I am SO BLESSED to have clients that believe in me so much and trust that I am the RIGHT person to help them with such an important and monumental life decision. And proof is in the pudding, selling at 106%+ of the list price for my sellers, and writing a successful offer in a multiple-offer situation for my buyer! LONG POST: August feels like a blur as it just FLEW BY (at least for me)
 and I’ve got FIVE closings to prove it, all worth celebrating, all within the last 10 days, and all with their own unique story to tell


First up, I met Drew and Nicole Storey back in early July and they agreed that I was the best person to help them in their journey towards home ownership! They knew what they wanted, they were motivated, and 6 weeks later your boy AC delivered as they are closing on a beautiful updated property in a great neighborhood with NO HOA! We were able to get in the home first day on market, wrote an aggressive offer at list price that the seller couldn’t refuse, and now they are over the moon that they have a home they can officially call their own! I’m so happy for them as they will LOVE this home for years to come as they grow their family!

Next, I met Jas Kaur and Jay Singh at one of the Steve Clark Team‘s open houses and they KNEW this was the property for them as they already lived in the neighborhood and wanted another home for their son’s growing family (and another son who MAY come home in the future). I fought hard for my new clients against the one and only Steve Clark, and we were able to get our offer accepted $20,000 below list price on first weekend (!), as well as negotiate almost $5,000 worth in inspection items. Overall, it was a win-win for all parties involved as my clients get to officially move in early this week and the sellers received their desired post-close possession they needed in order to move into their new construction home and avoid a double move!

Then, Ryan Ford and I met through a Compass agent in Denver, CO that knew my track record and the clients I’ve been able to help in such a short amount of time being licensed. Ryan already had his eye on this cute townhome in Carmel that gave him the same walkability he currently enjoyed to all his favorite spots in Carmel. We were able to negotiate the price down $9,000 off list price AND negotiate $2,000 in closing costs from the inspection. He is such a good dude and I am super stoked for him officially becoming a homeowner! Shout out to Carol Merchiers with The National Bank Of Indianapolis as she made the lending process super smooth, and value add for National Bank of Indianapolis customers, if you’re a client then the bank wires your funds needed for closing (which eliminates potential wire fraud, which IMO is awesome)!

Then this past week, Roderick and Lisa Saxey got to finally celebrate their long journey to calling Indiana home! They wanted a home that would work for them in their golden years, as well as their grown son and their growing grandson! They relied on my expertise in new home construction, so we took advantage of excellent mortgage rates that the builder was offering to keep their financial payment goals place, as well as negotiate the price down on the new construction home. Then, after a health issue caused us to re-evaluate the floor plan, I was able to help get them switched to a DIFFERENT floor plan while not jeopardizing the privacy of their lot or their closing date (which was huge as they had literally been living in hotels and AirBnbs for like 3 months waiting patiently for their build to be complete). SUCH great people, faith-based in everything they do, and their three little dogs are ADORABLE!

And last, but certainly not least, Ben Nicholas and Brittany Nicholas are so much more than clients to me at this point! I had helped Brittany’s mom Sandy Briggs almost two years ago to the date in relocating to Westfield to be closer to her one and only baby girl. And now two years later, after searching for roughly 8-9 months, Ben and Brittany have a WONDERFUL move-up home that gave Brittany all the newness of new construction that she wanted, the maturity of an established neighborhood, and a backyard space that is PERFECT for them with elegant hardscaping, a manageable yard for their dog Vinny, and even a hot tub with excellent privacy! We won out in a multiple offer situation because they trusted my advice 100% every step of the way
 and case in point, the listing agent and sellers were SO impressed with our offer that they didn’t want to entertain any other offers that came in (despite other offers supposedly escalating even higher in price than ours)! SUCH wonderful people, and more on them in a couple weeks
 😉

I can’t stress it enough
 I am SO BLESSED to have clients that trust in me as their agent, believe and KNOW that I will get the job done for them, and more importantly
 see my VALUE! A buyer’s agent is SO much more than just “opening a door”, and with a lot of uncertainty and misinformation out there in terms of how real estate is changing, IMO it is imperative to have a quality agent to help you buy or sell arguably the biggest purchase of your life. I’m an open book if you have questions, want clarity on the NAR settlement and nationwide requirements of Buyer Agency Agreements before being able to privately see homes, or anything else that I can answer for you. The proof is in the pudding, and I will continue to fight for my clients EVERY step of the way to minimize their financial exposure while giving them the expertise they need and deserve, and of course, CELEBRATE! After all

Well, I told y'all that it was going to be a big month... and I wasn't lying (in a great and not-so-great way). First off, I LOVE my clients! 6 closings in the last 9 days (2 not pictured), all a culmination of building great relationships, hard work, perseverance, and dedication to my clients (and my clients in me) to get the job done. I do not take that for granted and continuously thank you all for putting your trust in me. This will be short and sweet, but I want to celebrate Heith and Tasha, Haven, Shannon, Monty, Vin and Dieu, and Nick and Jackie for closing on their homes this month! Each with a very specific story that I'll always cherish in my heart, from first-time home buyers, to getting back into home ownership, to investors, to meeting at open houses, negotiating up to $17k in repairs on one particular transaction... literally across the board, so much to remember and be proud of.

But the biggest is the not-so-great news this month... during this time, ALL of these clients had the understanding, compassion, and empathy towards me as I was dealing with my dad who had a stroke on February 7th during his ballroom dancing group class. It has been, by far, the HARDEST thing I've ever dealt with in my life emotionally (surviving cancer included) seeing my dad in this weakened state. And being in Indianapolis, it makes me feel even worse and absolutely helpless in not being able to be there for him during his recovery. It will be a VERY long road with tons of tears, prayers, and frustration along the way, but we ARE recovering and moving FORWARD . I want to thank everyone who has known what I was dealing with mentally, from family members, to past and current clients, coworkers... from the bottom of my heart, THANK YOU for your prayers, supporting me, and understanding that when I take a trip to FL and am not able to show you a house, that the Steve Clark Team has you covered and that I will be back hustling and working hard for you and making it happen, because that's what I do. Cheers to an amazing Leap Year that I may never see again ($2.85M in volume... in February!). But more importantly, cheers to my dad who is going to fight like hell to get back to where he was, get healthy, and get to watch his grandkids grow up with him around đŸ„č I love you dad. And he'd be the first to say (since he's my biggest cheerleader)... You can't go wrong with a little AC
