LONG POST: August feels like a blur as it just FLEW BY (at least for me)⊠and Iâve got FIVE closings to prove it, all worth celebrating, all within the last 10 days, and all with their own unique story to tellâŠ
First up, I met Drew and Nicole Storey back in early July and they agreed that I was the best person to help them in their journey towards home ownership! They knew what they wanted, they were motivated, and 6 weeks later your boy AC delivered as they are closing on a beautiful updated property in a great neighborhood with NO HOA! We were able to get in the home first day on market, wrote an aggressive offer at list price that the seller couldnât refuse, and now they are over the moon that they have a home they can officially call their own! Iâm so happy for them as they will LOVE this home for years to come as they grow their family!
Next, I met Jas Kaur and Jay Singh at one of the Steve Clark Teamâs open houses and they KNEW this was the property for them as they already lived in the neighborhood and wanted another home for their sonâs growing family (and another son who MAY come home in the future). I fought hard for my new clients against the one and only Steve Clark, and we were able to get our offer accepted $20,000 below list price on first weekend (!), as well as negotiate almost $5,000 worth in inspection items. Overall, it was a win-win for all parties involved as my clients get to officially move in early this week and the sellers received their desired post-close possession they needed in order to move into their new construction home and avoid a double move!
Then, Ryan Ford and I met through a Compass agent in Denver, CO that knew my track record and the clients Iâve been able to help in such a short amount of time being licensed. Ryan already had his eye on this cute townhome in Carmel that gave him the same walkability he currently enjoyed to all his favorite spots in Carmel. We were able to negotiate the price down $9,000 off list price AND negotiate $2,000 in closing costs from the inspection. He is such a good dude and I am super stoked for him officially becoming a homeowner! Shout out to Carol Merchiers with The National Bank Of Indianapolis as she made the lending process super smooth, and value add for National Bank of Indianapolis customers, if youâre a client then the bank wires your funds needed for closing (which eliminates potential wire fraud, which IMO is awesome)!
Then this past week, Roderick and Lisa Saxey got to finally celebrate their long journey to calling Indiana home! They wanted a home that would work for them in their golden years, as well as their grown son and their growing grandson! They relied on my expertise in new home construction, so we took advantage of excellent mortgage rates that the builder was offering to keep their financial payment goals place, as well as negotiate the price down on the new construction home. Then, after a health issue caused us to re-evaluate the floor plan, I was able to help get them switched to a DIFFERENT floor plan while not jeopardizing the privacy of their lot or their closing date (which was huge as they had literally been living in hotels and AirBnbs for like 3 months waiting patiently for their build to be complete). SUCH great people, faith-based in everything they do, and their three little dogs are ADORABLE!
And last, but certainly not least, Ben Nicholas and Brittany Nicholas are so much more than clients to me at this point! I had helped Brittanyâs mom Sandy Briggs almost two years ago to the date in relocating to Westfield to be closer to her one and only baby girl. And now two years later, after searching for roughly 8-9 months, Ben and Brittany have a WONDERFUL move-up home that gave Brittany all the newness of new construction that she wanted, the maturity of an established neighborhood, and a backyard space that is PERFECT for them with elegant hardscaping, a manageable yard for their dog Vinny, and even a hot tub with excellent privacy! We won out in a multiple offer situation because they trusted my advice 100% every step of the way⊠and case in point, the listing agent and sellers were SO impressed with our offer that they didnât want to entertain any other offers that came in (despite other offers supposedly escalating even higher in price than ours)! SUCH wonderful people, and more on them in a couple weeks⊠đ
I canât stress it enough⊠I am SO BLESSED to have clients that trust in me as their agent, believe and KNOW that I will get the job done for them, and more importantly⊠see my VALUE! A buyerâs agent is SO much more than just âopening a doorâ, and with a lot of uncertainty and misinformation out there in terms of how real estate is changing, IMO it is imperative to have a quality agent to help you buy or sell arguably the biggest purchase of your life. Iâm an open book if you have questions, want clarity on the NAR settlement and nationwide requirements of Buyer Agency Agreements before being able to privately see homes, or anything else that I can answer for you.
