Im calling this the round a bout of mailboxes lol

This isn’t a builder or developer thing- it’s something that is now enforced nationwide through USPS

These mailbox stations are called CBU’s (cluster box units) and you’ll now have a designated locked mail slot… there should be a station close to your home… but something to look for an ask about so there are no surprises 🙌🏼

What are your thoughts on this? Do you have one of these now? Would this be a dealbreaker? Or another chance to meet the neighbors?

Hills I will die on as a Realtor 🪦

🏔️ When it comes to Real Estate commissions, discounts can be expensive.

🏔️ People love to buy. They hate to be sold. Pricing plays a big role here!

⛰️"The first offer is always the best offer.” No it’s not.

⛰️ Selling without an agent means risking a missed form, a missed deadline, or accidentally going against what this process requires & that can cost you way more than hiring an agent ever would.

⛰️ If your agent doesn’t feel like a teammate, they’re not your agent.( this is a big one for me! )

⛰️ The market decides what your home is worth. Not the seller. Not the agent...

⛰️ Without a clear “why” behind your move, every inspection, appraisal, and headline will feel like a reason to quit.

I’ve followed for YEARS and so I was excited to finally get to meet her today!!

Her message was spot on about using social media as a way to truly connect with others, be a LIGHT and genuinely be yourself 🫶🏼 Her realness both on social and on stage is a true inspiration 👏👏

It was amazing to get to spend the day with the team and networking with other amazing agents in the room 🥹 Definitely a day that filled my cup & will give me energy for a while! ❤️

I was at an inspection this morning and a few things came to mind that I think every buyer should know 👏

✨Indiana Realtor here so your contract might look a little different depending on your state! ✨

1. Hire a good inspector. ( Your Realtor can help with this! )

We don’t want one that half-asses anything. We want them to use their full ass 🍑 lol

Why? Because if something isn’t written up in the report correctly, it may cost you the opportunity to ask for it to be fixed.

If the inspector misses something? We can’t ask for it. 😭

2. A lot of people don’t know this, but the contract reads that we can only ask the seller to fix actual defects.

That means stuff that affects your health, your safety, or the long term livability of the home.

Chipped paint and loose doorknobs don’t make the list, But don’t worry, that’s the small stuff.

We’re looking out for the big stuff that actually protects you.

3. Ok this one is good. If an inspector finds a defect and the deal falls through for whatever reason… the seller has to disclose that defect to the next buyer. Unless it gets fixed.

So most of the time, it makes sense for the sellers to take care of actual defects👏

Inspections sound scary but they’re actually one of the best parts of buying a home. It’s how we protect you. 🙌🏼

On a more serious note… if you’ve spent $15K on new countertops, but you’ve got 3 different color bulbs in your kitchen and a brass b**b light in the hallway…. Your poor listing isn’t going to get the love it deserves!

Here’s what I’d tell you:
Lighting is the cheapest fix that makes the biggest impact.

45% of real estate agents say outdated light fixtures are a major buyer turnoff.

Homes with updated lighting sell for 1.5% MORE than list price on average.

Buyers form their opinion in the first 7-10 seconds of walking in.

Mismatched bulbs… one warm yellow, one bright white, one bluish… make your whole house feel pieced together.

The fix? Swap every bulb in your house to matching warm white LEDs. 2700-3000K.
It’ll cost you less than dinner out.

It’ll make your home feel like a completely different house. 🏡
