Central Indiana Housing Snapshot
According to the latest data from the MIBOR BLC®, here's how the market shaped up compared to November 2024:
📈 Median Sales Price: Up 2.4% at $312,000
📉 Closed Sales: Down 4.7% to 2,162
📉 New Listings: Down 2.8% to 2,275
➡️ The median price for single-family homes rose from last year, though it dipped slightly (1%) from October.
➡️ 13 of 17 counties—including Boone, Hamilton, Hancock, and Hendricks—posted year-over-year price increases.
➡️ Condo prices climbed to $231,500, a 6% rise from last year and 4.3% from October.
🗣 "Closed sales came in lower than expected," said MIBOR CEO Shelley Specchio. "Even though contracts grew in recent months, the time to closing appears to be taking longer. The increase in unsold inventory remains within normal range, suggesting we may be returning to more seasonal patterns."
