🔨 Strengthening the foundation at Edgemont Place!

Our partners at Jaco Waterproofing were onsite recently addressing bowing basement foundation walls using carbon fiber reinforcement strapping.

When a foundation wall begins to bow or lean inward due to soil pressure, carbon fiber strapping can provide a strong, minimally invasive solution. The high-strength straps are bonded to the interior wall and anchored to the structure above, helping stabilize the wall, resist further movement, and extend the life of the foundation—without extensive excavation or full wall replacement.

A big thank-you to Corbin Ells and the JACO team for helping get this issue buttoned up and keeping the Edgemont Place renovation moving forward! 💪

🚧 Exciting progress at Edgemont!

Thanks to Rick Drake of Drake Architecture, Forza CRE is pleased to share that Phase 1 permitting has officially been released by the City of Dayton, clearing the way for interior reconstruction to begin on the first 16 units of the Edgemont Place apartments renovation.

We’re actively looking for qualified trade partners and vendors to join us as this project gets underway.

For many young adults aging out of foster care, finding stable, affordable housing is one of the first major challenges of adulthood — often without the family support many of their peers can rely on.

That’s why the opening of 21 Flats, a new supportive housing initiative developed Firefly Children & Family Alliance, is worth celebrating.

Beginning October 1, 21 Flats will welcome its first residents, providing young adults transitioning from foster care with a place to call home and the opportunity to experience the milestone of having their own apartment as they build independence.

The Forza team was proud to help welcome these new residents by assembling and delivering 17 Welcome Kits, each filled with towels, cleaning supplies and other everyday essentials.

We’re grateful for the opportunity to support Firefly’s work and play a small part in helping these young adults begin this next chapter. Congratulations to the incoming residents of 21 Flats — welcome home!👏

Today, the Forza Commercial Real Estate team was out in West Dayton meeting neighbors, listening, and connecting with the community around the soon-to-be-renovated apartment community in Edgemont.

After years of vacancy and neglect, this 93-unit property is beginning a new chapter, focused on restoring comfortable, quality housing and helping bring renewed energy to the neighborhood.

We’re grateful for the conversations, encouragement, and pride we saw from the community today. Follow along for renovation progress, project updates, and more ways to stay connected as this property comes back to life.

We have two interns joining us for the summer, Jack Weybright and Emily Vaughn. Jack is pursuing a double major in Finance and Entrepreneurship at Butler University, and Emily is also a Butler student majoring in Entrepreneurship and Innovation. They bring great energy, curiosity, and talent to our team.

In just their first week, they’ve already jumped right in, participating in today’s Rehab Industries Summer Games Relay, where their team took 1st place, and showing fantastic team spirit!

Construction at Cork Medical's headquarters is officially moving into Phase 2! After wrapping Phase 1 in May, the Cork team is already settling into their new Engineering Suite and kitting area.

Now we're entering Phase 2, with locker room and east entrance upgrades underway, all while laying the groundwork for Phase 3, a major production expansion that will add roughly 1,000 square feet to our clean room footprint.

A big moment for Forza and Cork Medical!

We officially handed off the Cork Medical headquarters after completing Phase 1 of the renovation project and celebrated with a ribbon cutting to mark the occasion. ✂️

This project includes six total phases, and it’s exciting to see the first step come to life. We’re proud to help create a space that will support Cork Medical’s team and mission as they continue to grow.

Momentum is building at Cork Medical's headquarters! Phase 1 improvements are nearing completion. The new kitting room epoxy floor is done, and it looks sharp.

We're expanding Cork Medical's usable space by 1,500 sq ft, building out approximately 6,000 sq ft for tenant space, and converting 2,400 sq ft in the southwest corner into warehouse space, giving the Forza team a dedicated area for maintenance.
