Indiana appraisers: there has been a lot of confusion about the Valuation Bias and Fair Housing Laws & Regulations course.

SHORT ANSWER:
You do NOT need to complete the 7-hour course by June 30, 2026.

For Indiana appraisers, the deadline is June 30, 2028.

I confirmed this directly with the Appraisal Foundation and also with Mark Ratterman, former chair and current member of the Indiana Real Estate Appraiser Licensing & Certification Board.

A couple quick clarifications:

• If taken for continuing education, the 7-hour course does not have an exam.

• After completing it, appraisers will need a 4-hour update course in the next cycle.

The bottom line: Indiana appraisers must complete the course by June 30, 2028.

Big News for Indiana Appraisers!

A major win for clarity and fairness in our industry: Governor Mike Braun has officially signed House Bill (HB) 1429 into law!

This legislation marks a significant step forward by establishing a clear five-year statute of limitations for civil actions against real estate appraisers and appraisal management companies (AMCs).

What you need to know:
The Timeline: Starting July 1, 2026, claims must be brought within 5 years of the "appraisal service date" (the date the report was issued or the service was performed).

The Scope:
This applies to claims involving contracts, negligence, and misrepresentation.

The Balance:
While providing appraisers with long-overdue predictability and finality, the law still maintains essential consumer protections and accountability for intentional fraud.

Why this matters:
For too long, liability exposure could stretch on indefinitely. By joining the growing number of states with appraisal-specific statutes, Indiana is helping stabilize our profession and support a healthier real estate market.

We’re excited to share that our website is back up and running! 🎉
It’s been down for about a week due to some technical issues, but everything is now fixed and running smoothly.

👉 Here’s what’s new:

✅ 2026–2027 USPAP Update Course
This required course is now live! We’ll be offering several sessions before the end of the year and multiple sessions leading up to the June 30, 2026 renewal deadline.

We’re offering this course in-person in Fort Wayne, and if there are other areas of the state you’d like us to visit for in-person education, please message me through Facebook or email/text me directly.

✅ Valuation Bias, Fair Housing Laws & Regulations (7-Hour CE)
Beginning January 3, 2026, this will be a required course for every appraiser.

We’ll be offering it several times before the end of the current cycle, and you’ll also have the opportunity to take it in the next cycle. Although the requirement begins January 3, 2026, you’ll just need to have it completed by the end of the following cycle. We’re offering it now and will continue to offer it throughout the vcurrent and following cycles to make sure everyone has plenty of opportunities to complete it.

I know a lot of us are wondering how we're actually going to fill out the new UAD 3.6 and the software providers are previewing their programs.

I just watched a preview video from Clickforms on their new Nighthawk software: https://bradfordsoftware.com/nighthawk/
Nighthawk has some cool features it actually has some AI features already built into the program. But after watching it, I still had a ton of questions. There is a free trial you can sign up for and I may do that once I start seeing consistent UAD3.6 orders.

SFREP has several videos and training sessions on YouTube. They have a short video: https://www.youtube.com/watch?v=c4GEgts-e0s previewing the program. But the training sessions go into more detail on the form and Q&A: https://www.youtube.com/watch?v=q35ohTZAoLU
SFREP is doing a great job educating appraisers on their software.

ACI has a short video demonstrating their Workbench but it doesn’t get into much detail on how the appraiser’s workflow will look like: https://www.aciweb.com/appraisers/workbench/

Also, there new software providers entering the market. I’ve heard there could be up to 6 new providers but I haven’t seen any demonstrations on them yet.

The way these companies are approaching the new UAD 3.6 is different. You’ll need figure out which is best for you. Personally, I’m planning to test them out with their free trials…especially if the free trial includes the mobile app.

HUD has just released Mortgagee Letter 2025-18, which brings some welcome changes to appraisal photo requirements:

✅ Crawl Spaces & Attics
You no longer need to take photos of the crawl space or attic.

✅ Comparable Sales Photos
Photos of your comps do not have to be taken at an angle to show both the front and side of the property. A standard front photo will now meet the requirement.

✅ Condominium Common Areas
You no longer have to include additional photos of common areas and shared amenities in condominium projects.

These updates are designed to streamline documentation and reduce unnecessary work while maintaining appraisal quality.

🎉 Big News for Indiana Appraisers with a Kentucky license! 🎉

We found out on Friday that we’ve received Appraiser CE approval for several of our classes in Kentucky – including the GSE’s The Appraiser’s Guide to the New URAR!

Over the years, we’ve had the privilege of teaching many appraisers who hold licenses in other states. Now, those of you licensed in Indiana and Kentucky can get dual credit for certain courses!

And we’re not stopping there…we’re looking into expanding our classes to other states soon so appraisers in other parts of the state can benefit as well.

A couple of days ago, I had the privilege of teaching the GSE’s new class, The Appraiser’s Guide to the New URAR, and I have to admit…going in, I was a bit apprehensive. With such a significant change being made to the URAR, I expected a lot of skepticism and maybe even some pushback.

But as we dove into the details of the new URAR format and how it will shape the future of appraisal reporting, it was refreshing to see appraisers embracing the change. The engagement and the thoughtful questions from appraisers made it clear that this shift is more than just a compliance update. It’s a real step forward for our industry.
