🚨 Don't over-invest in your home!
In today’s real estate market, buyers respond strongly to homes that feel clean, well-maintained, and truly move-in ready -- not necessarily *fully renovated*.
Rather than pouring money into finishes that won’t be fully recaptured (or appreciated), focus on these thoughtful updates that improve condition, consistency, and first impressions:
✅ #1 - Fresh paint often delivers the highest ROI. A light, neutral color palette makes the home feel bigger, brighter, and more move-in ready. Bonus points for touching up trim and doors -- buyers notice the clean lines even if they can’t articulate why.
✅ #2 - Replace flooring if it’s in poor condition. If it's weighing down the home, updating the flooring can make a huge impact. At many price points, a thoughtfully-selected LVP or laminate will deliver a polished look.
✅ #3 - Upgrade countertops to a stone surface. Countertops are one of the most visible surfaces in a home, and these days stone surfaces are expected in almost all price points. A simple, neutral option can improve first impressions and boost perceived value.
