Wow, what a year! We started 2021 as a 5-person operation with little recognition in the market. Well, that changed! We over doubled our number of agents, over doubled the amount of clients we were able to represent throughout the year, and over doubled our production! All this was accomplished while still delivering high levels of service for every client at every price point of home.

You learn very early in the process of becoming a real estate agent this core tenet - Every piece of real estate is inherently unique. Well, so too are the transactions. From first time homebuyers to out of state investors to luxury homes to dual agency to winning some and losing some, it's our favorite aspect of what we do - it's ALWAYS different.

Some wins from 2021 that we want to highlight:

1- We helped our clients save over $200,000 in realtor commissions, compared to a more regular 6% brokerage fee.

2- We boosted the production of EVERY realtor that joined us from other brokerages.

3- Our managing broker, Josh, was featured in the Indy Star 3 different times, discussing everything from how to choose a Realtor to how appraisal gaps were catalyzing the market's rapid growth. He also had a listing of his get featured on Fox59!

4- We STILL did not receive less than a 5-star review on Google. It'll happen eventually, but to be this far in with a perfect record feels great!

White Stag Realty is looking for more agents to join our team! We have several people going through the licensing process currently, and we have found it may be beneficial to address the big hesitation people have had early on about joining us:

As a discount real estate brokerage, doesn't that mean I make less commission?

Yes. But while you may make less commission per transaction, there are a few redeeming factors to consider.

First, we go as low as 1% for the listing agent commission, but that doesn't mean you HAVE to go with 1% listing agent commission. If a property is valuable enough, or if a client is willing to use you as their Buyer's Agent, it may make sense to go a bit lower to secure the business. But commission is negotiable, and that means BOTH sides can negotiate - the agent and the client! Second, the service we offer is obviously more beneficial for higher-value homes. You can sell a $100,000 house at 3%, or you can sell a $300,000 at 1%, and it's mathematically the same. So far, White Stag Realty's average transaction is 50% higher than the average transaction in Indiana, and that number is quickly on the rise!

Second, creating a differentiating factor that separates us from the competition has been invaluable in terms of making it an easier pitch to prospective clients. If someone wants to pay 3-4% for their listing agent (on top of what they're going to end up offering a buyer's agent), there are a TON of options they can go. And we believe that is one of the top reasons real estate agents struggle - they're all offering a relatively similar product and service, most at the same price as their competitors. But if clients want a full service real estate agent that's willing to do the same work for a fraction of the price, there aren't many out there that are willing to do that. An average real estate agent in Indiana does about 5-6 transactions a year. Our first agent has secured 12 listings and executed 2 purchases in under 7 months - this is indicative of that fact that we have separated ourselves from many of our competitors.

White Stag Realty's main goal was to demonstrate that the commission being charged to consumers for listing their homes is too high. While it's always negotiable, it's typical for listing commission to be 6% or higher. And more often than not, that commission is shared equally between the listing agent and the buyer's agent.

What we do differently is we offer a discount on the listing agent's commission - to as low as 1%! By doing so, we allow our clients to better be able to afford selling their homes. To make it simple, selling your home with White Stag Realty means you walk away with up to 2% of the purchase price of your home in your pocket!

This year alone, the average client savings at closing has been over $5,000 in commission! That money can be a chunk of the down payment on your next home. It can be appliances. It can be blinds and paint for your newly-constructed home. It can replenish your emergency fund you may have dipped into while affording the expenses of moving. The thought is simply that you will NEED that money.

Lastly, we cannot stress enough that the service, although discounted, is full service. We list your home. We market your home. We advocate throughout the negotiation, inspection, and appraisal processes. If we're only getting 1%, it's that much more important that we help you get the highest price for your home and provide an overall excellent experience!
