STEP 1: Pre-licensing classes

STEP 2: State exam

STEP 3: Brokerage
• monthly desk fees ✨
• training fees ✨
• commission split ✨

• MLS access fees ✨
• Realtor association dues ✨
• lockbox/key access ✨
• signboard နဲ့ business cards
• laptop/iPad ✨
• gas money ✨
• professional headshots ✨
• CRM subscriptions ✨
• lead generation systems ✨
• marketing/advertising budget ✨
• social media content ✨
• continuing education courses ✨
• self-employment taxes ✨

• Social media / online

* Sales skill လိုတယ်
* Marketing တွေလုပ်တတ်ရပါတယ်
* Customer service တွေကောင်းအောင်ကြိုးစားရတယ်။
* ကိုယ်ပိုင် business စ်ခုလိုမျိုးစီမံတတ်အောင်ကြိုးစားရပါတယ်။

What people THINK real estate is:
✨showing pretty houses
✨making six figures
✨flexible schedule
✨coffee meetings and closing photos

👩🏻‍💻What it actually takes to become a successful real estate agent:

STEP 1: Pay for pre-licensing classes ✅
Before you can even take the exam, most states require 60–180 hours of coursework. That can cost anywhere from a few hundred to over $1,000 depending on the program.

STEP 2: Pass the state exam ✅
You’ll pay exam fees, fingerprinting fees, and background check fees & if you fail, you pay again. 🥲

STEP 3: Find a brokerage✅
New agents usually have to join a brokerage before they can legally work.
Some brokerages charge:
monthly desk fees✨
training fees✨
commission splits✨
transaction fees✨

STEP 4: Pay all the “hidden” startup costs nobody talks about
You may need:
✨MLS access fees
✨Realtor association dues
✨lockbox/key access
✨signs and business cards
✨a laptop/iPad
✨gas money
✨professional headshots
✨CRM subscriptions
✨lead generation systems
✨marketing/advertising budget
✨social media content
✨continuing education courses
✨self-employment taxes
✨health insurance if you’re self-employed

And here’s the hardest part:
You can spend thousands getting started… and still not make money for months.
Most new agents don’t realize:
You are not just becoming an “agent.” You are starting a business.

That means:
prospecting daily 💻
networking constantly 🛜
following up with leads☎️
learning contracts📚
handling rejection💢
building trust online🤝
answering clients at all hours📲
staying consistent even when nobody is calling⚖️

Real estate CAN change your life. ✅
But it’s not passive income. 💸❌
It’s sales, marketing, customer service, and entrepreneurship all rolled into one.
The license is just the beginning.

Had a great time this past weekend sharing my experience as an Indiana realtor with the community! I got to chat with folks about the homebuying process and also remind homeowners about the homestead tax deduction! 🏡✨

Big thanks to Overcomer Ministry for inviting me to the 1st Burmese Community Resource Open House and creating such a welcoming space to connect and network!🙏🏽
