🧠✍🏼အခုတလောကျွန်မကိုအမေးများနေတဲ့ အရာက co-sign ကိုဘယ်လိုဖြုတ်ရမလဲဆိုတဲ့ကိစ္စပါပဲ။ကိုယ်ကသူများကို mortgage co-sign ပေးထားတာဘဲဖြစ်ဖြစ်၊ ဒါမှမဟုတ် ကိုယ်အိမ်ဝယ်တဲ့အခါမှာ တစ်စုံတစ်ယောက်က co-sign ပေးတာပဲဖြစ်ဖြစ် ဖြုတ်ချင်တယ်ဆိုတဲ့သူတွေအတွက် ဒီ post ကိုရေးပေးလိုက်ရခြင်းဖြစ်ပါတယ်။ 🫵🏽

👉🏼ကိုယ်ကတစ်ယောက်ယောက်ကို co-sign ထိုးခိုင်းထားတယ်၊ သူ့ကိုဖြုတ်ချင်တယ်ဆိုရင် ဘာလုပ်သင့်လဲ?👈🏼

Step 1: title ထဲမှာ co-sign ပေးထားတဲ့သူရဲ့နာမည်ပါမပါဆိုတာ အရင် check ရပါမယ်။ Title (deed) ထဲမှာ co-signer ပါတယ်ဆိုရင်သူလည်းအဲဒီအိမ်ကိုပိုင်ဆိုင်ကြောင်းဖြစ်နေတာမို့လို့ပါ။ Co-signer အနေနဲ့ Quitclaim Deed ကိုလက်မှတ်ထိုးလိုက်ခြင်းအားဖြင့် အိမ်ရှင်ကို ownership အပြီးအပိုင်လွှဲပြောင်းပေးလို့ရပါတယ်။

Step 2: Co-signer ကိုဖြုတ်ပြီးတာနဲ့အိမ်ကို refinance ပြန်လုပ်ကိုလုပ်ရပါမယ်။ Refinance လုပ်တဲ့အခါမှာ သင့်ရဲ့ credit score, income, အကြွေး ပမာဏတွေကို ဘဏ်ကနေပြန်လည်စစ်ဆေးမှာဖြစ်ပြီး လစဉ်ပေးနေတဲ့ mortgage ကိုသင်တစ်ယောက်တည်းနဲ့ နိုင်၊မနိုင်ဆိုတာကိုဆုံးဖြတ်ပေးမှာဖြစ်ပါတယ်။ အကယ်၍ သင်တစ်ယောက်တည်းနဲ့မနိုင်ဘူးဆိုရင် co-signer ကိုဖြုတ်ခွင့်မပေးပါဘူး။ ထိုကြောင့် အိမ်ပိုင်ရှင်တစ်ယောက်အနေနဲ့ကြိုတင်ပြင်ဆင်မှုအများကြီးလိုအပ်ပါတယ်။

💡ကျွန်မအနေနဲ့အကြံပေးချင်တာကတော့တစ်ယောက်ယောက်ကို co-sign ထိုးပေးတော့မယ်ဆိုရင်သေချာလေးစဉ်စားစေချင်ပါတယ်။ က်ိုယ့်ဖက်ကစေတနာနဲ့ကူညီပေးလိုက်တယ်ဆိုပေမယ့် အခြေအနေမျိုးမျိုးကြောင့် အိမ်ပိုင်ရှင်က mortgage payment တွေနောက်ကျတာနဲ့ ကိုယ့် credit ကိုလာထိတတ်ပါတယ်။ များသောအားဖြင့် co-sign ထိုးပေးထားတဲ့သူတွေက သူတို့ကိုယ်တိုင်အိမ်ဝယ်ချင်တဲ့အခါ ဒီလိုပြဿနာလေးတွေကြုံတွေ့ရတတ်ကြပါတယ်။
